Nice graph poppy. That's some correlation between rents and earnings!

    Who'd have thunk it ;) ?
  • Has anyone ever done some guess work and tried to predict next year and the yr after on a graph?

I would love to see some predictions and then next year compare them with the real graph.

If I had the time I would make a graph for next few yrs house prices going down and down. Maybe more so than any other period in house price history.

If you want a guess from me (and that's all it is, a guess) real falls would be something like:

    2010: -15%
    2011: -10%
    2012: -3%
    2013: -3%
    2014: -3%
    2015: -3%
    2016: -1%
    2017: -1%
    .
    .
    .
    2020: 0%

Basically the real problems in the housing market in the UK won't be the froth coming off, it'll be baby boomers trying to retire. That'll put a dampener on the UK housing market for years.
  • Looking at the graph of ratio of house prices to rents and wages:
    I have got this right?
At the peak it would have taken 21 (approx) years for the rent to pay back the purchase price of the property?

Yes. Less in some areas, more in others.

In Central London it would have been more like 30 years.

With another one and a half million due to join the dole and unable to afford their mortgages, prices can only go one way for the next two years at least.

The government haven`t got a clue what to do next.
Anything as bad as this, has never happened before.
Property prices rose for the past eight years, there`s no reason they can`t fall for eight years.
There will be one or two false dawns but the trend is all the way down for the next year or two.
  • A very slight easing in the angle of the decline? Wheres my protractor
