fix coming to an end - do I stay or do I go?
Hi all, My 5 year fix is coming to end with HSBC and the rates they are offering are around 4.19% with no fee but, after looking at the MSE comparison, there are several places that can beat that with the best rate being 4.08% with no fee (or practically no fee -- it says its £35).. My question is would HSBC match that to…

Building Society prematurely ending mortgage
I have a discounted offset mortgage that is due to end in 2031. Our savings almost match our mortgage, but we want to keep that pot for easy access, should it be needed. Last month, we received a letter from our building society telling us that they were withdrawing that product and would switch us to an SVR mortgage with…

Help picking mortgage fee or no fee
Hello, I’m struggling to compare these two mortgages. I have 164k remaining and wanted a 2 year fix as likely to move in the second year. I can get 3.85% with a £995 fee or 4.19 with no fee. Which would be the best choice considering will have to add the fee to the mortgage. After two years would want to have cleared the…

Moving abroad - existing mortgage
I have a residential mortgage with Santander with consent to let as the house is rented out. The consent to let runs until my fixed term ends in summer 2027. I am considering moving to Spain via my current employer for 2026. I’m not sure how long for but I would become a Spanish tax resident. Would that mean I wouldn’t be…

Mortgage broker - ask me anything
Thought I would start a thread where people can ask the brokers opinion on things @ACG @LRmortgage @kingstreet @Deleted_User (any other brokers want to chip in - these were the main other brokers who came to mind. It is definately an interesting market - probably the busiest I have ever been but at the same time lenders…

Can I use my LISA to buy into my partners home?
Posting on here because I haven't been able to find an answer elsewhere. I started a LISA quite a few years ago now which is now a fairly sizeable amount of money. In the last few years, I have met my partner who already owns a home, I have moved in, and I'm no longer looking to buy my own place right now. When we do move,…

Unregulated pre 2004 current mortgage
We currently have a mortgage taken out in March 2004. Recently we tried to go to the financial services compensation scheme about it being miss sold by the broker. They could not help us as the mortgage was pre regulation. We complained to the Financial Ombudsman and it is outside of their jurisdiction they cannot help.…

Sprive App?
I’ve seen a lot of buzz around Sprive at the moment from people using it to overpay their mortgages. Has anyone used it before and is it worth doing? (Not looking for referral links, just reviews and info from people who know more about it than I do). Thanks in advance!

stamp duty question regarding the £40k threshold
Stamp Duty in Scotland This site doesn't seem to take the £40k off the calculation. I put in a £140k house as a 2nd home, expecting it to calculate the 8% stamp duty off £100k therefore being £8k. but it comes back with £11,200. Why is this?
