Selling house - no viewings

First time seller. We had 5 estate agents round before putting property our up for sale.

1 valued property at 90-95, with a recommended list price of offers over 90.
3 valued property at 90-95 with a recommended list price of 95k
1 valued property at 95-100 with a recommended list price of 97.5k.

We paid 90k 7 years ago, and most recent mortgage valuation 2 years ago was 93k.

We listed for 95k and received no viewers in the first 4 weeks and were advised to reduce the property to 92.5k. 2 weeks later we had our first viewer weekend just gone, but estate agents haven't been able to contact viewer for feedback.

Now at a loss of what else we can do, getting bored of waiting and was expecting a lot more viewers.

Any suggestions - dont really want to reduce further as I feel at this price level it would have to be 10k+ over priced (which it definitely isnt!) to put viewers off.

    Try drilling the EA about other similar properties they have on their books... Are they getting viewings and offers?

    If they are, ask what the difference is between the other properties and your property etc.

    Bear in mind that the EA will always paint a rosy picture, but it's still worth asking.

    Did ask when we reduced and they said they'd noticed a decrease in other properties and blamed the good weather.

    Better pictures, mostly dim with lights on. Get 're taken on a sunnier day.
    I like your kitchen, but all photographs show a tiny bit of each room.
    Garden pic,remove trampoline.

    Can you move the table in the lounge? Either put it opposite the fire or take out/put in smaller sofa as it makes it look very cluttered and with no space.

    Agree, it's a bit weird to have your dining table in the middle of your lounge seating area - floor plan makes it seem like you should have room to move it to the other end (obviously I don't know what other furniture you have down there!)

    Looks well presented generally, although the EA pics are a bit low quality - could you ask them to redo, or at least re-upload in a better resolution.

    OK, here goes, don't think any of us are being harsh. We just want to give constructive criticism and help from a different angle............

    Photo 1: There doesn't seem to be any clear boundary between you and next door on the front: just a simple bit of trellis in a planter might do it.
    Photo 5: never show kids names (or photos etc). A name is on the wall!
    Photo 7: Perhaps a chair or something to break up the mass of concrete. Plus, what's the building on the left? It's not on the floorplan.

    The word 'REDUCED' makes me think there is an issue with it. I'd be removing that word.

    You need to be showing off the parking available if it's on the property.

    Table in the lounge is a tricky one, it either goes where it is (in corner of fireplace), or it goes behind the settee but this gets rid of half the living room and always felt like wasted space to us.

    There is parking available - there is no physical boundary down the middle as it's all open and a physical boundary would reduce space to open car doors etc.

    The building on the right is part of our rear porch, the floor plan doesn't show this very well.

    The comment ref a chair in pic 7 - we do have a table and chairs just to the right of the photo so perhaps we could move these to the middle for a retake.

    And all pics were taken on a relatively sunny day but the guy taking photos said the lights always make the photos look better... Not sure about that one though!!

    I think it's price. There are three bed properties within less than 1/4 mile that are less. Though the photos (and your layout) make the house seem smaller than it is.

    Generally, it looks like there's lots of stuff in the area that isn't selling.
