Condensation on aluminium windows
Need some advice... I have 5 no. aluminium windows in my flat, all of them get terrible condensation in cold weather (it started today...). It's so bad that my window cills have a pool of water in the morning and my wall paper around the windows is constantly mouldy. I'm selling the flat in 5 months time therefore I'm not…

Building Insurance covers third party contractors
Our current policy covers the risk of third party contractors working on site without notigying insurers. I don't see the point of having this cover since we always know when contractors are at our property and they have their own PI covers. Can anyone shed some light, is this common to most building insurance?

Buying the freehold in a block with long leaseholds
I am wondering if anyone has ever done this as we are considering purchasing the freehold in our block. We are 12 flats with leases of 971 years left. The property needs some maintenance. We have not yet contacted the freeholder regarding this and from looking at the process to be followed, we need to get a surveyor to…

Managing Company not collecting money for sinking fund
I live in a block of 12 flats, all the flats have long leases. We need major works done to our building and these works were first investigated by a building surveyor in 2007. The building requires some rendering works as well as roofing, joinery etc. Some of the works will require scaffolding. Since the report came out in…

Denied credit because I haven't got a landline
I need to have dental treatment and my dentist has a payment plan which means I can pay the cost of the treatment over a period of time suitable for me (6 or 12 months). I used it back in 2006 and it was such a peace of mind to have this. I have enquired this time around and was told that I need to re-apply as my account…

Dental treatment not covered by insurance
I have had my 6 year old cat insured with Animal Friends since she was a kitten. I took her to the vet today as she is suffering from an infection and found out that she has Feline Odontoclastic Resorptive Lesion also known as forl's - a lession of the tooth which is painful. This is apparently very common with cats over 5…

Overpaying mortgage vs paying off loan
Dear all, I'm coming to the end of the fixed rate on my mortgage and therefore moving on to the base mortgage rate which will save me £200 a month. I have also 5 years left on a loan of £280 a month. I can either put the £200 a month towards overpaying my mortgage or put the money aside and re-pay the loan early. My…

Leaseholders not paying service charge
2 years ago, I purchased a flat in a block of 12. The service charge for the building is divided into 12. At the time of buying the property, I was made aware of arrears of service charge due by some of the leaseholders. I have just received our audited accounts of service charge for 2009 and was surprised to see that…

Taylor Wimpey - Change to Room Layout just before exchanging
Dear all, My friend and her partner are currently buying a house from Taylor Wimpey through the Homebuy Scheme. They are a few days from exchanging and my friend has just been told by TW that the half wall that was meant to be between the kitchen and the dining area (making it an open space kitchen/diner) is now a full…

Estate agent lying about payment regarding repairs to my flat
Sorry for the long story but I would really appreciate some advice on this. I live in a leasehold flat. On 2 occasions last year, the upstairs' flat had a leak with their washing machine. On both occasions I notified my upstairs neighbour. The leak was only fixed in July when it last occured however by that time my ceiling…

Contents Insurance with Sheilas' Wheels & Voluntary Excess
My contents insurance has come for renewal and my current provided Aviva has quoted me a rather steep price (£213). I have searched the main comparison sites and Sheilas' Wheels seems to be the cheapest. I have carefully checked the policy they are offering me and everything I need is included + more like the Home…

Moving House without changing mortgage or lender
I have a mortgage with Nationwide. I will be coming out of my fixed rate in May and moving onto Nationwide SVR. I have the possibility to move house and transfer the mortgage onto another property at no extra cost. Has any of you done this in the past? Since I am new to all this I am wondering if you still need to provide…

Self Adhesive Vinyl Floor Tiles
Has anyone used them before? I would like to fit a vinyl flooring to my bathroom but I am not allowed to have anything but ceramic tiles (it's in my lease). I am thinking of fitting them on top of the ceramic tiles although the current floor is not smooth. Would that be possible? Any recommendations?

Fully Comprehensive or Third Party
My insurance is coming up for renewal in a few weeks. As for a lot of people, my premium has gone up but I have just been offered fully comprehensive by Quick Fix for £30 more than I have been quoted by my insurancer Endsleigh (£341). I have searched the comparison sites and have found third party policies for below £300…

Ceiling Damaged by Upstairs Neighbour
Not sure if any of you would be able to advise me on this but here it goes. I purchased a one bedroom flat last year. I am on the first floor and there is one flat above me. As soon as I moved in I realised how noisy the flat was. The upstairs flat floorboards and in a very poor condition and the creaking noise…
