    My OH spent 8 months religiously going to viewings. Had two potential purchases fall through before purchasing her flat.

    When we bought a home, we had three potential purchases fall down. Must have viewed 30+ properties in the area we wanted to remain in and 5-10 in another area we thought we may have to move to.

    But this is in London
    Original 35 year mortgage: January 2016, £306,000
    January 2022 : £198,000 (£30k saving pot split equally between cash and alternative investments)

    January 2022: 2x £3k child ISA.

    Dozens, probably more than 50 before we found one we liked.

    So if you find one you like, there is no great point in being pig headed if they refuse your first offer. You won't find another. If you truly can't afford it, fair enough. If you are just paying the price it'll be worth next year, and he's getting a few quid off you, so what? Raise your offer, if you like it, and can afford it.

    Agree with this, however we have noticed that EA's pics on rightmove etc make the rooms look a lot bigger than they actually are! Some of them are blatantly photo shopped too to make the rooms look brighter.

    But if you were employing the EA, you'd be pleased they'd done a good job. That's what they should be doing: presenting a property in the best light possible.

    ....Which begs the question why so many still look as if they shoot their properties on a smart phone!

    There is a difference between using natural lighting to take a good photo and photoshopping to create an unrealistic effect. The photos need to be attractive enough to entice buyers to viewings but not so unrealistic that people end up being disappointed when comparing the photos to the real thing. There needs to be a balance.

    I don't disagree, but there's no way to police this, and little justification for trying, given that most of the images we see in the media are manipulated to some extent.

    So, while a balance may be desirable, it isn't going to happen.

    Personally speaking, I feel that the presentation of my house is far too important to leave to the average EA. I'd shoot my own pictures and 'shop them as I see fit, always bearing in mind that they should not create disappointment.

    I've already done it a couple of times.
  • I looked at about 30, I am a single buyer with two children and was looking for a house with a minimum of three double bedrooms. Unfortunately this seemed like an impossible task within my budget. I started looking in Summer 2013.

    I made an offer which was accepted in March 2014, had the survey but the property had a structural defect and with all the other work required unfortunately could not proceed.

    I then made an offer on another property in October 2014, this started to turn into a bidding war - so I stopped offering.

    I offered on a third house April 2015, this was a repossession. Someone else offered higher.

    I offered and started the buying process on a fourth house in May 2015. Unfortunately after I had the survey done the vendor stopped contact with solicitors and EA. The sale fell through. In November 2015 the same house came back on the market, it had been repossessed. I offered again and the management company didn't accept, I left the offer on the table and chased it up a month later. It was accepted on the 18th December. We hope to exchange contracts next week.

    We lost count... We looked for a year and were viewing on average 4 properties each weekend. We are in London and had a limited budget, properties were being relisted after a couple of week with higher asking prices so we panicked and didn't stop looking.
  • We are first time buyers and had a budget. We viewed 4 in total, 1 was so untidy (the owner clearly didn't want to sell it!), 1 needed a lot of work doing, the third is the one were buying and the fourth was a new build which was too small.

    I'd been looking on Zoopla for weeks and became obsessed with it. I never thought we'd find somewhere that ticked all the boxes...3 bedrooms, a bath, big garden (the other half keeps birds and would need space for a shed) and I wanted a house which looks nice from the outside and is in a decent area away from a main road.

    I said once we found the one we would know and this proved to be true. As soon as I walked through the door I fell in love with the house. Each time we go for another look I fall in love with it all over again.

    The house was 10k over our budget but we didn't mind as we knew it was the one. It ticked all the boxes (apart from the garden, it has gorgeous decking but no room for a shed however has a garage so that's a compromise) and is beautiful.
    We put our offer in the day after we viewed it and it was accepted straight away.
    We are now waiting for solicitor searched to be done and then should get an exchange date :-D

    One.
    Wasn't really looking seriously, just browsing Rightmove thinking of becoming Ftbs and nothing appealed until we saw this one. It was when the market had bottomed out and it suddenly felt right. Viewed a couple of times and offered quickly. We were told other offers were on the table (previous owners built their house next door and have since told us this was true and not EA sales fibs).

    Missed some minor flaws that we would learn from, but also missed some big plusses (I.e. Lovely nearby play area, nice dog walks in open fields, great pub etc).
