    I take it you get a message when you dial her number. Perhaps, you can give that number to the police, who can track it, and tell them you think something has happened to her. They just might be able to find out if she is still living or not and, hopefully, they will tell you. Something is bizarre here.
    Where do you pay the rent to??

    i know scat, this is what i want to do.
    i really dont want to go down the homeless route. & if i keep the rent then i will have enough to move.
    i just dont want her locking me out for not paying, (she has a set of keys).

    im in such a mess. but thanks every1 for reply. ive got alot to think about.

    She can't just lock you out, she'd need to give you notice and then evict you via the courts.

    i pay the rent by standing order, also the phone rings when i call her but she doesnt pick up. when i try again the phone is busy.
    i think she gets her phone bill to my house cause it says vodafone on the front every month. my friend said exactly the same about going to the police.

    Don't worry about the opening post thing. Your priority is yourself and child. You're aware of the problem and you've taken advice. I'm a landlord and although I don't like tenants taking the mick and arrears, this is a different situation.

    You can try the lender again as Ian suggested, but personally I can't see them 'renting' to you - it's not their business plan. But who knows?

    Plan to move. You know it's the likely outcome, so it's now a matter of money. Try the local agents, see what they need in the way of rent up front and deposit. If you want to be totally honest why not withold rent that covers the deposit amount, as you'll not see that back. That'll be a month and a bit. Just play it by ear ................ but you're probably on the move.
