    You could do what our seller did and offer to leave the contents for an extra £3K (or so). Saves you having to sell them separately, and for a FTB can be a big help in start-up costs.

    Thanks very much everyone. I've asked the estate agent to see if they'll offer 115, am waiting to hear.

    After i accepted 115,000, a few weeks later the buyers solicitor has contacted my wife and left a jumbled message: the solicitor spoke to my estate agent and said 'we've discovered the flat only has 73 years on the freehold, this is a "big problem" he says...'

    ...is this true, can anyone advise, is this really a 'big problem'?

    I think it can be hard to get a mortgage on a lease of less than 77 years, so it might be worth you investigating how much it would cost to get the lease extended.

    I should think your solicitor would be a good starting point, as he might be able to negotiate with the freeholder on your behalf (at a price!).

    Alternatively to extending the lease, you might be able to buy the freehold. Sorry I have no idea what sort of price, as it's a "how long is a piece of string?" situation, but hopefully your solicitor will have experience in this field. Good luck!
