I would recommend putting it on at £119,950, so the same price as the other one for sale.
When it comes to buying, people won't pay £5k more for a new kitchen and bathroom, as if they do it themselves, they might see it as adding value, so would just go with the cheaper flat.

Update - in the past month there's been around 3 viewings at the price you advised me to reduce it to - £119,950
I'm still paying for an empty flat - £500.
We were just about to try a new Estate Agent and the old one's just rang with an offer of 110k.
I was wondering what your advice was..? (It's a young girl with mortgage approval presently living with her parents).

I would try to negotiate them up a bit on principle but I don't think you should let this buyer go. Good luck.0 -
