    Silver car, thanks for your post. I didn't know this and find it quite remarkable that the estate agent didn't advise me.

    There's been 1 viewing since it was up for sale at he beginning of the month. The Agent says the market is tough, that is all.

    Ixwood, if i search for similair on rightmove, i thought it was competitively priced.

    Pinkshoes, mine had a new bathroom and kitchen.

    The kitchen is quite a "traditional" style - to be honest I assumed it was 10-15 years old and would want to replace it - it doesn't really go with the rest of the styling. If anything it's a little overstyled - I can't see the market who wants a trendy flat with a country kitchen? Young executives probably want something less retirement home looking than the block and the cosy retirement home block want something a bit cosier. To be honest though it's just fluff any property will sell if priced correctly in any market.

    Is it an inner city flat ?(sorry I dont know north of Watford!)- check out if stamp duty is payable anyway(regeneration areas are stamp duty free) and if it isnt add that to the advertisement. Tip for anyone else with an inner city property anyway - agent didnt tell us about it when son bought his first flat, I just found an article on the net - entered his post code and woo hoo, saved enough for his new bathroom suite. Google Stamp Duty Exemption to check it out.

    Did you miss the post with the other flat in it? Theres another property identical to yours in the same block but in a more secure position dor 11k less than you are asking.

    Here is what really is stopping your flat selling and that is no one is willing to buy them when they are already in places down 50% and who knows how much further they will drop in price.if you were buying in the next year and saw the chance of getting a two bed house with a garden for the same amount .. would pay for a flat now?... you would wait until the two bed house came down in price within range of what your flat is going for now...people are thinking next year i can get a house instead of a flat...and who can blame them...

    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
  • As your not in the country, is your agent doing a good enough job and taking the time to show people round.
    Just a thought.

    One viewing in three week is rubbish to be honest. First time buyers are few and far between at the moment, most of them can’t get mortgages and the ones that can are waiting for better rates to be released or priced to come down.

    I don’t think that the fact that the flat is on the ground floor is too much of a problem we have sold a number of flats on ground floor in a better market.

    In terms of generating interest the property is placed on a number of web sites not just right move, it has also been advertised in the local paper and we are constantly contacting buyers by telephone, emailing and by post, we also liaise closely Didsbury and our city centre offices referring proceed able buyers between us.

    Prices are all over the place at the moment in xxx Court for instance there are three flats on the market with a spread of 26k; if you are thinking of reducing the price I would suggest £119,950. I don’t think that any less would have the desired effect. Hopefully a price amendment of this nature would bring some good quality buyers out of the woodwork and kick start viewings. I’m sure once we get people through the door they will like what they are seeing, let me know your thoughts. >

    Rugged toast - are you saying, regardless of condition, my flat will probably not sell, unless i match that price?
