Landlords responsibility - re: nuisance tenants

I understand that a private landlord has a certain responsibility for ensuring that their tenants to not cause a nuisance to the neighbours.
Can anyone point me in a direction of a link to a site which clearly shows what those responsibilities are?

I don't know of any link for you to print off but most tenancy agreements have a clause saying 'for quiet enjoyment' which basically means the house is being rented for normal family use (not business, not for LL to call round all the time).
As you can get nuisance home owners as well as nuisance tenants I'm not sure an AST would make any difference to how people live.

My friend is a landlord who has received a letter of complaint from one of his tenants neighbours about the tenant and the noise and disruption from them.
He seems to think he can ignore it, but I'm sure there are new regulations which mean that a landlord has to take the first action before the council get involved.0 -

Just visit your local council website and type in private landlord in the search part. Should then give you a list of opions. The council are usually the bigest landlord in an area so have up to date information etcDebts as of 01/june/08

From experience a tenant annoying the neighbours is likely to be a bad tenant!
I would get your friend to do a inspection of house and see how the house is being treated, how tenants live etc. Then he can ask tenants how they get on with neighbours the answers may highlight any issues.
I would not ignore situation, it is highly unlikely to 'go away'. Does you friend know the neighbours ie was it his house previously? are the neighbours busybodies or are they normally ordinary people? There are many things your friend can check and should check asap.0 -
He does want to get her out because she's been short on her rent for months now. So he's looking at not renewing the tenancy. He's done an inspection of the property and it's OK, certainly not pristine but OK.0

If she's not paying her rent it's a section 8 followed by a court eviction.Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.0
