I think/hope we're seeing a new breed of first time buyer - The First Time Pouncer, who:
See's house prices are presently way too high
See's the downturn is occuring
See's Shared Ownerships for what they are
Avoid's being attracted to any new build 'offers'
Has decided to delay purchasing for the time being...
Has decided to rent in the meantime possibly (as cheaply as poss)
Has decided to save, using all usual means (ISA's etc..)
Has decided to repair any credit problems during this period
Reduce their debt, especially credit cards
When the time is right, and others are struggling they can jump in there (the pounce bit - did you see where it was going?!
) and pick up those bargains they could only dream about at present....
Bring them on ...!!

If your thinking of pouncing now and buying, then you're all wrong for this club.
Inicdently, don't assume you'll be able to get a mortgage when the time comes to pounce. You'll need to pounce with cash.Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.0 -

i'm a pouncer too. Was always the plan to buy this summer, but now just waiting, waiting, saving, propertybeeing, standing in front of estate agent windows and openly laughing (at the prices, not the EAs, well maybe a bit). etcetera.
but, if there are lots of us, once we all do pounce, will we be responsible for kick starting the housing market back into (price rising) gear again?!0 -
indeed - the market is dominated by people desperate not to miss the boat, whether it be avoiding falling prices or avoiding being priced out by rising prices. at the moment it's rubbish credit, household inflation and consumer panic driving it down. once each of those gradually improves people will try to "beat" the revival. once all 3 are sorted (and the last will be sorted by the first 2) we begin the merry-go-round.
So the FTP could start it all off once their nerve cracks!
