From what I have read on various threads of this site, if the LA haven't got an inventory (signed by you and them) stating the condition of the property when you moved in, then they can't prove what the house was like when you moved in. In others words, you should get you full deposit back.RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

The idea of the webpages is a good one but you have to be able to deliver or all you will be doing is giving incorrect "advice" and/or effectively delaying a T getting the help that /she needs.0 -
Many spelling mistakes plus factual errors. I try to avoid acting like the Spelling Police but if you want your webpages to be taken seriously you need to address those issue.

Hi the information on the web site is not taken from this site, its from a number of sources that have been resarched.
Thanks so much for feed back, the aim of the site is just so that people wont fall into the same traps I did.
I will make sure I correct all spellings this week.
Would it be possible to let me know where you feel there where factual errors.

If you want to do some checks on a landlord......
- Businesses: Have unhappy customers sued them?
- Other people: Have they refused to pay what they owe before?
- Trust Online gives access to the OFFICIAL government register - and more

Is there someone who could let me know the following please:
My situation at the moment is that we are in the process of selling,have put down a holding deposit of £400 for a place to rent & the inventory & rest of the payment is to be paid next week.
The estate agents of the place we are renting from have said that if we dont get an exchange date by the time the inventory & payment is due then the property will go back on the market.
We were told that the holding deposit was for the credit checks,reference checking,inventory/tenancy agreement & to take it off the market so noone else can view it.
1. Are they allowed to put it back on the market?
2.If we chose to sign the agreement,do the inventory & pay the rest of the money but dont get an exchange date will we lose the money?
3.What money would the landlord lose if the property was empty while we were still waiting for exchange ? Rent,council tax ? Is there anything else? Cant think :rolleyes:
4.Would we be allowed to offer the landlord a payment to hold it open for us for another week or two instead of it going back on the market as we dont want to lose it ?

Please can anyone considering reading this click on the posters name and look at their other posts. They've been starting multiple threads all asking the same questions repeatedly and are now hijacking threads like this sticky. Please can a moderator advise them this is wasting people's times and that they have had answers many times.

Just wanted to mention that you can always post your property wanted ads on websites that are aimed at private landlords like Virtual Letz - that way you get to say all the things that you want in the property, where you want it close to [e.g. bus routes etc] and the properties and landlords come to you - can make like so much easier!0

Renting a property is generally really easy, but some ladnlords are awful, other great. One thing they all seem to want to do you on though is the 'professional cleaning' at the end of a tenancy, even though professional cleaners often do a lazy job compared to the thorough cleaning tenants do so they can get their full deposits back. Personally I've resented paying £300 for a bad cleaning job on a place I no longer live in!0
