I would say it does make a big difference to know if I've had an s21 already and what the issues are. If I hadn't realised I'd probably had one all I would be doing is waiting to see if planning permission came through or not. If it did I would have been expecting a s21 if not, then obviously not, (but I would be aware further plans might be submitted). (I don't think permission is a given since I know neighbours are objecting on various issues - impossible to tell which way it will go in a conservation area.)
In this case, depending what the landlord wants to do, I could be getting a court order immediately if permission gets granted. I would much rather not have the stress of a court order obviously. I think it's totally unfair practice.

Do you have to use that letting agent to get a rental property? That seems a lot of money.RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

can anyone help with a problem i am having with HomeLet? 2 yeasr ago they approved me for tennancy despite the fact i have a CCJ dating back about 2 years at that time. i have appliefd again through them as i am moving house and if anything my situation has improved significantly within the past 2 years but HomeLet have refused me stating they have got 2 years worth of extra info on me. the only info they could have is what i have given them on the form, as they have not checked my credit rating (despite telling the letting agent that they have checked it). is there any way i can appeal their descision?0

DON'T sign a joint tenancy with people you hardly know.

If your instant friend stops paying rent, the landlord can come after you for it, even if you have been ‘paying your share’. The Landlord can claim it from you, all the tenants or any of the tenants, whichever option seems to offer the best option of getting the money back. This is entirely legal. Fancy getting a County Court judgement for several thousands of pounds?"
