Landlord ignoring emails

The tenancy agreement lists a telephone numner to call for maintenance issues though it just has an automated message saying to email them. I've sent a couple and it's getting annoying that they dont even ackowledge reading them. I've called their main number and they just say to email them. Is there a set of steps I should follow to complain/threaten them into chasing my problems up?

    Your landlord is obliged to provide you with an address (not necessarily his own but one where you can contact him.)

    How do you pay your rent? Could you get hold of him via the person you pay rent to? It's not usually a good idea to stop paying rent but if you did so I'm sure he'd come out of hiding.

    I would agree in most instances. I think it's a breach of contract.

    However in this case the LL hasn't given the OP an address upon which notices can be served, so I don't think a legal contract even exists.

    An alternative might be to contact the council tenancy relations officer and get them to find his address.

    The OP hasnt much to lose if they stop paying the rent as the landlord will visit her and then the OP can tell him what the problems are.
    Sounds abit odd if you ask me, not being able to contact him

    I think you're maybe being a bit hasty here. I read the post as meaning that the OP was renting via an agent and in his agreement there was a dedicated number to ring for maintenance issues only. That doesn't mean that he doesn't have an address for the LA or the LL and until/unless the OP confirms otherwise no-one should assume anything about lack of S48 address provision/ illegal agreements :smiley:

    Allan - always, always put repairs issues in writing to an agent or LL - keep a copy for yourself and hand deliver or rec del to them.

    Simply state that there are some repairs issues that you are bringing to their attention. List what they are, say that you'd like them to contact you to arrange to come out to the property. Give them 2 or 3 dates/times that you can be available and a contact telephone number, and say you look forward to hearing from them. If you don't hear within 5-7 days, send a second letter, this time giving them 48 hours to respond. If the repairs issues are urgent ones say so in your letter - anything to do with heating, gas appliances, electrical safety etc-and ask for immediate action.

    (Even if you make initial contact by phone, you should then follow the call up with a confirmation letter setting out the problems again and saying what your understanding of the agreed course of action would be.)

    Not only do the copy letters provide you with usable evidence in case you really have to pursue them to get things done, but it also covers your back, because as a Tenant you do have a duty to report repairs issues to the LA/LL within a reasonable time. Post back if you don't get anywhere or with further info on what type of repairs issues you are are dealing with, if you want more precise suggestions. :smiley:
