    TJ - LAs often do have a dedicated repairs line, and a LL who self-manages a large number of properties may also have one. What I'm saying is that this does not necessarily mean that they won't have provided an address under the S48 requirements.:smiley:

    At the moment, we have no idea when the the OP first tried to contact the landlord or LA, although I would draw the conclusion from the OP that in this case it is an LA they are trying to contact but could be wrong, and we also know nothing about the nature of the problem. If they are emailing (whether landlord or LA) for instance, about a loose door handle over the bank holiday then it is likely it will be ignored but if they are trying to alert them about a dangerous/emergency problem then yes, they should receive a quick response. Perhaps the OP could provide a little more info about their difficulties and then posters could offer more specific advice.

    How about let's not make hasty suggestions about not paying rent without knowing all the facts first. Nothing to do with insults or offending anyone, just common sense, because not paying rent can lead to eviction.

Just your attitude and you have confirmed what i thought. :D and i cant print that.:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:also my post said is there e-mail account down. in plain english just for you sweetie. They may have a problem getting e-mails and the rent i dont think i said stop paying it all together. I did the same with a LL not though an agent.. direct ,they didnt get back to me due to a repair.I stopped paying the rent 2 weeks and wow problem solved.
