estate agents cant do this can they

    Yep, and it is not right. Why should an estate agent know how much a lender will or wont lend you. I could get an AIP for 1mil but when the lender sees my accounts they will roll about the floor laughing!

    They are trying to manipulate the sales and I think they go to far.

    Dan - I think I am on a crusade now. You are an Adviser who always seems to give an honest and fair answer to questions and who, IMO, comes across as genuinely wanting to help posters.

    I saw in an earlier thread that you are in my neck of the woods too, so if I ever need more mortgage advice, I know where to come. :smiley:

    I am finding that my honest opinions are not helping me make a living though, but hey I can sleep at night!

    It has also got me in trouble a few times, but hey a spade is a spade etc etc!

    at the end of the day all i wanted from this site was some info and advice, in the end we got what we wanted was a morgage, we are now looking for a house, but some of you people and you know who you are, have taken it upon yourselves,to slate me for spelling,and punctuation why?, its advice that i needed not personal remarks

    I struggled to read and understand what you had written about what had happened. Often, if I find such a post, I just ignore it and I suppose others do. So which is better? To leave you with no idea that your post was difficult to read? Or to tell you?

    What I can't understand is how you can achieve a mortgage of over 200k when you quite clearly cannot write without punctuation or clarity. What do you do that gives you a salary to that level? I'm obviously in the wrong work.

    You've got a double negative in there I think you meant she clearly CANNOT write WITH punctuation or clarity..... or she clearly CAN write WITHOUT punctuation or clarity...

    Halifax lend something like 4.5xjoint; I was stunned at the comedy levels they are prepared to lend. Play with their calculator to borrow £200k you need only salaries of around £26k and £18k.

    Repayment at 6% on 200k is £1300 a month

    26k brings in £1600 ish post tax...
    18k brings in £1150

    so whilst affordable you can see the flaw in the plan when the kiddies pop out....

    Yeah I know. Bugs me that people can judge based on a thread on a website. People think I am a mortgage broker with an honest opinion, when actually I am a serial killer and every time I get a pm I meet them and bump em off!

    I also couldn't follow what the OP was saying, but it appears that Connells forced him to use their broker, then used their knowledge of how much the OP could get a mortgage for to try and trick them into offerrring more for the property by lying about another offer.

    This is why you should NEVER use an EA broker. Use an independant broker. When the EA says that they have to qualify you, tell them to call your broker and your broker will confirm that you can afford it. It is illegal for them to try and force you to use their broker (or at least in breach of FSA)

    This is all I was trying to say. Posting on here is similar to emails in that sometimes people can interpret things in different ways.

    I sincerely apologise if I caused any offence as this was certainly not my intention.

    I really enjoy winding up an agent when they ask for a copy of an offer or AIP. I have spoken to some really up starts. Then again I am very lucky to work with two very good agents.
