I house near me sold last year. It was "tired" but not a total refurb, overpriced IMO. I expected it to be on the market for a while. They had an open day one weekend invited sealed bids by the Wednesday of the next week and accepted an offer by the following weekend. Got a good price too.

Would agree it's agood way of getting lots of bids together and if you have a property that people want it nearly always squeezes a little bit more out of the price, especially if you do as silvercar suggests and invite sealed bids.If someone is interested and they see other people clucking over the property aswell they think the house might get away from them and this can lead to them putting in a higher offer than they ordinarily would.

Year before last I was rennovating a house for a client and got quite friendly with a guy next door but one who was rennovating a similar house, he held an open day and completely smashed the ceiling price for 3 bedroom houses in that street. The guide price was £380K and he had two bids in excess of £450K he sold for £465K.
