Which day of the upcoming Bank Holiday would be best for having an open day?

Hi,

We are looking to hold an open day on our propery - well, more of an afternoon really. If we were to do this on the upcoming 3-day Bank Holiday weekend, we were wondering which day people thought may be best to go for - Sat, Sun or Mon?

All I could think was if people have gone away all weekend somewhere, then Sunday would prob be worst day to pick. Is there anything else I should take into consideration? Many thanks.

    This is a partially flippant answer. But given the current property market situation and what people predict for its future, this is what I suggest.

    Have an open day on all of them! Get as many people through your front door as you can.

    Personally I wouldn't do the open day on a bank holiday weekend. Too many people go away or get involved in days out, decorating, doing the garden etc. The likes of B&Q & Wyevale maybe be busy, but EA's usually are not.

    Kind of agree really! We are actually going to have more than one open day - one on a normal weekend, and one on bank hol weekend. Depending on how they go, we may or may not do it again. Obviously, it is entirely likely that nobody at all will turn up, but we are prepared for that.

    At least we'll be able to say we've tried...

    I think the Saturday might be best because it's still pretty much a "normal day" for people. A Saturday... easier than fitting it into the Sunday/Monday when they're more likely to see them as days off to do special things.

    Sorry for putting a downer on your ideas but..

    We went to a open viewing day a last year, drank the free (and cheap) bubbly and ate lots of sandwiches. Then like all the other rubber neckers, we left having not only enjoyed the free stuff, but with the knowledge that the seller was totally and utterly desperate to sell.

    Do you really want to tell people you are desperate AND give them free stuff? I think not.

    People on here talk about not looking desperate, but surely, anything that gets additional people to look at your property *could* potentially help? I realise 'could' is the operative word here, but if indeed anyone actually turns up, they'll either like it, or not like it.

    If they don't then fair enough. If they do like it, they will then prob ask about how long it has been on the market and any price reductions - I know they would be *my* first questions if I was interested somewhere. So either way, they will soon find out our situation.

    So yes, some people may think we are 'desperate' to sell, that's the chance you take I guess when doing any additional marketing. I don't see how it can do any harm overall though - people with either be interested or they won't. (or of course, nobody might turn up yet!!)

    I house near me sold last year. It was "tired" but not a total refurb, overpriced IMO. I expected it to be on the market for a while. They had an open day one weekend invited sealed bids by the Wednesday of the next week and accepted an offer by the following weekend. Got a good price too.

    Yep I agree - you can coordinate a great marketing campaign but no good if you are overpriced! We have dropped the price to coincide with the open day - will have to see what happens - if anything.
