Which day of the upcoming Bank Holiday would be best for having an open day?

    boots babe i voted saturday for the reasons other posters said. one thing that would entice me is a "for this fortnight only...a reduced price" is that what you mean? like If it was £150k, drop it to £140k for that fortnight, then back up to £145k after that... id feel like i was getting a bargain and would make me sort my self out if i really liked it or not!

    Sundays generally get the most viewings - Many people work Saturdays, bank holiday or not.

    Hi jamtart6 - no actually, I just meant that we'd reduced the price in readiness for the open day. Although yours is an interesting idea, not one I've come across before.

    We could offer an extra amount off if people purchase during the time around the open day....not sure where that would leave us though, I mean it would be difficult (especially in this current climate) to then increase the price again ??

    Boots, people try all these tactics but in the end there really is only one factor that counts when it comes to selling;

    PRICE

    If the price is at the point where the supply of mortgage money and Human demand intersect you WILL sell.

    Some time ago I used to get all my mortgage business from EA's, and it was notciable how the same old vendor personailty types would not heed the advice thier price was too high. This type of buzzard would usually say "but mines the best in the road", and "Im not giving it away".

    I'm not assuming you are unrealistic but it has to be said the vast m,ajoirty of people who dont achieve a sale tend towards a control freak personality, whereas those that are more easy going just take the advice of the EA and get it sold afterll EAs do not get paid until its sold.

    Now a lot of these vendors will have you believe the EA valued it at the 'that level', but this is a manipulation on thier part,. Whhat they dont say is that they come accross in such a way as to have an undue influence on the EA. This occurs in often quite subtle ways, for example where the vendor insists on describing in great detail all the improvements they made and the number of sockets per room.

    Good luck, but understand luck doesnt have much of a role, price does.

    Thanks for the useful post. I think we had always realised that price was an important factor, but until reading up on this board, I don't think we ever realised quite HOW important it was.

    We initially put house on market UNDER the price that 3 agents valued it at. After a while we did get a reasonable offer which we accepted, and unfortunately it fell through.

    We then reduced the price....lots of viewings, no offers. Then reduced again, but it was coming round to winter by then, so a bad time of year generally for selling.

    Once the market picked up in the New Year we had another offer, which we accepted. Due to various problems with our buyers (which I can't face retelling here) there were lots of delays, and after nearly 3 months they pulled out of the sale.

    So here we are, on the market again. Given the state of the market, we really don't want to be 'behind' the market, we'd rather be 'in front' pricewise if possible, so straightaway we'ved reduced the price again.

    If even that isn't enough, we'll reduce again - definitely don't see the point of saying 'we will only accept X amount' as that's not very realistic. It's OK to try that in the first instance perhaps, but if no joy you don't need to seriously think about why it's not moving, and price is one of the main factors I would think.

    Our current price is similar to that of a much smaller property on our road, which I feel is a good thing. I think we'll see how the open days go, and if still no joy, we will look at reducing again. Wish us luck...

    Well maybe I'm over pessimistic, but I feel as though you have to be very lucky to sell in this market. Really don't want to be stuck on until next spring now, so doing all we can. I just hope it works :o

    vet your viewers.to who can get mortgages and have sold as i am hearing of people who are still putting in offers then turning round and saying they have to sell their house..madness
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
