You haven't said if moving back to your folks is an option but I think this would be your best option money wise. Excellent oppurtunity to save money (although I'm not suggesting you don't pay your paretns anything but they'll be a damn site cheaper than a landlord). You'll be much better off and in a much better position when the housing market settles down after the credit crunch. Bite the bullet now and you'll be glad you did in the future.

I'd try and negotiate with your current landlord to extend your assured tenancy to 12 months... that way he gets you for a nother year and you cant leave... you also freeze your rent that way and are sure of a home for a year

After a few years of living away from home (if only 30 miles) I moved back. Sometimes you've got to do these things but in the long run it may be worth it. I now own a brand new flat in Cardiff Bay (which is a lovely area for anyone that doesn't know)

Is it? I was warned off there as you have to go through what was told to me as "Murder Mile" to get home. And it's all the same. I've not found one local yet that knows their way round there.
I even worked with a girl that said she had to use GPS for 3 weeks to find her flat as it was all so confusing.0 -

you have received great advice here. i wish i had my light bulb moment at a young age like you!!! look at the bright side, you are only 23 and have LOTS of time to rectify your mistakes (unlike many other people believe me!). stay on this site and keep saving and learning. it is never too late! cheer up dearQUIDCO £2827 paid out since October 2007:D0
