House prices round my area (Harpenden) are still rising sharply.

I think the recent slowdown is likely to be shortlived, thankfully.

+ another 70 or so, in the harpenden area which have been marked down since being put on the market....

so on what basis do you think harpenden prices are rising sharply?

    :rotfl:

    And your point is ??

Asking prices are often cut, even in a booming market (which we should be returning to in a few months)

If you want a more accurate insight into the local market in Harpenden, can I direct you to the Land Registry website, which shows inflation at about 7%, not as high as some parts of London, but good nonetheless

    :T

Here's hoping we return to double digit inflation shortly

I love it when people use land registry figures to back their case. The fact that figures lag months behind and have artificially been fraudulently ramped up by new build developers in no way weakens you argument.

What are all these numbers? Couldn't you have put this in to some sort of graph form or bar chart? Is this that propertybee thing? I know one thing if i was selling at the mo i'd start at 20k above value for a week or two then pull down to value.

Ok we'll use estate agent asking price figures instead.

How about going out on a limb and use selling prices.:D

Everyone knows sale prices now are falling well below asking prices.:rotfl:

December 2010 futures have fallen again. Now somewhere between 152 and 155k - from currently 194k and a peak just under 200k. Odd. I'm still buying more, I think it's an over-reaction.
Hurrah, now I have more thankings than postings, cheers everyone!
