    Sterling Properties, Newcastle Emlyn, have just closed their doors. Pity, because they produced clearer details than some of the traditional local agencies, and the ladies were worth a second look too.

    This won't affect (m)any on here, but it may give fatpig & napoleon a bit of a thrill.

    An EA in Dartford that that dealt with just Spanish properties, has closed down.

    A hand written note on the door had a number to phone if anyone wanted to know about cheap repossessions. Oooh the irony of it all.
    RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

    I haven't read this whole thread, but I thought I woiuld mention what someone told me about Reeds Rains. They had a deal whereby if you put your house up with them, you could pay up front for the HIP or defer payment until you sold, paying a bit more. They have now written to vendors whose houses have been on the market for a year asking to be paid for the HIP now. Presumably, they need some money coming in and this is a way of getting it.

    There have been very few closures in my area.

    Where I used to live one (of about 6) has closed. In my current location, one (of about 25) has closed, and that is an office amalgamation rather than an entire firm going out of business.

    The larger chains continue to operate in the area, under a number of different - apparently competing - names, which is even more surprising. I do note, however, that estate agency fees here in the South East are around 30% higher than they were in the East Midlands, as a % of sales value, and given higher average prices that means they have a lot more income to deal with the loss of.
