This is all so familiar, please don't run yourself into the ground and don't worry about what you haven't done. Make sure you are keeping a list and keep it by the bed for when you wake in the night. Don't worry if you don't get everything done each day just do your best.

http://www.hse.gov.uk/gas/domestic/faqtenant.htm Those are the tenant rights re CORGI gas etc not sure if you have followed anything up re them not sending a CORGI engineer.
Most LL let the agents arrange repairs it should be in your tenancy agreement whether the landlord or agents were responsible for the choice of gas man. One quick way of knowing is, if something goes wrong do your ring your landlord or the agents - if you ring the agents do they sort it out right away or do they say we will have to contact your landlord.
thanku, we did put in a complaint about the chap saying he was corgi, when he wasnt but have heard no more on that.
as for that particular gas man, it's confusing, no one seems to know who said he was going to do it...its all to do with the flats they knocked down next door, they built more in its place and our boiler had to be moved because of it. a man turned up at the privately owned flat down stairs, did his, then came up to ours. he said the letting agents had hired him. they said the land lord had jired him. and the LL said the contractor next door hired him.
either way, when we got it sorted, the corgi engineer said that you should never move a boiler, but that you should replace it. and this particular one was so broken from the botched move that it needed replacing anyway.
usually though, the letting agents sort out anything.0 -

To go Bk, you need to have a minimum of £750 debt. It would cost you half that in fees.
I think that the old CT and the rent would be covered.
It is not as if not going Bk would help you retain the house.
It might be an idea to post on the BK forum?
i was told by council that i would need to be in £15,000 debt and that it does not include c/tax...? i'll have to follow that one up...so thanks:o0 -

We had boiler trouble last year and it made me feel sick to think I had lived in a house that could blow up any moment. It was a secondhand boiler fitted by a normal person but somehow had managed to get a corgi certificate.0 -

wake in the night? lol just going to sleep in the first place would be great :rotfl: eating has gone a bit special lately toobut yea, i am going to have to turn into list girl again and carry a list round every where i go... i keep going into a blind panic that i have forgotten someting REALLY important.

not sure if i really have the energy right now. i feel really guilty for doing this to the LL and letting agents as it is without stirring up the hornets nest. it wouldnt help with the eviction i dont think, and to be honest i REALLY doubt it will help with the council. but thanku for the help x:A0 -

One thing i understand now is when my local adverts for housing say "No DSS".
I never got that.. guess its because you run a higher risk of eviction/arrears .. but i dont think damage anyways.
So if you have a bad property... then you rent it to DSS? that would make more sense... and hence why property has problems with it.
The OP cant find anywhere for sensible rent... so perhaps she was already paying a reduced rate for a 'poor quality' house/flat. Just my thoughts... migth be wrong.

I am on full housing benefit, never been in arrears, am of decent stock and would never dream of damaging the property...and so are 99% of the people in this area (some may not be on housing benefit but all the houses are the same).
I certainly would not expect a lower quality property just because I claim housing benefit, quality should be the same and in fact I would think you are more likely to receive the rent from a HB tenant that you are from a private one (direct pay to landlord/housing association)We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.

Something will come up. Did you have any luck writing to your local MP?
Personally I'd try to contact some of the papers too to see if they might think there is some interest in your story especially under the current credit crunch etc... maybe then the local council will take some notice.
I haven't read all the pages but have you contact CAB yet?
If you want then feel free to PM me. I amno housing expert like some of the good people here but I do pop down to Exeter one night a week due to work and sometimes it's just nice to have someone to talk to
