Strange that the OP doesn't consider this useful information; you can bet any prospective buyer will consider it very interesting indeed...and possibly offer rather less next time0 -
When we were looking, all the sellers thought we were time wasters when we weren't! Because we both look younger than our age (23) and were looking at 2-3 bed semis, people seemed to think we were just a couple of kids in a new relationship having a nosy! Even the estate agent was sceptical at first.
It is just as annoying the other way round, and you could see people's face drop when 2 "kids" turned up at their doorstep trying to buy their house!!
i /we have the same problem as we are in the market for 350k up but we are quite young and its a cash buy,we had one estate agent more or less say "i dont believe you show us your money", of course they kissed my aarse when i did...It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -

That is exactly what happened to us. One agent actually stopped showing us things and made excuses as to why we couldn't see things. We faxed over a copy of our AIP and he rang us within 3 minutes offering us viewings on the things he previously hadn't "let" us see. Also due to my boyfriend's job he works out a lot and is consequently in his gym clothes half the time we were looking so we really did look like a couple of chavvy teenagers!
ps lucky you to be cash buyer at that amount! That must be really nice, no worries of negative equity!0 -
I remember my parents saying the same thing as they bought our family home in the 80s for 225k which was a lot at the time, and were in their early 30s with 2 young kids running around. The lady actually took one look at them, and said "you do know the asking price is 230k don't you?" and then told them that they might not fit in in the area as most people used private schooling!0

How nauseating is OP!
If you don't need to sell, why put your house on the market at the worst possible time for sellers - not a smart move!
You call the people who made an offer on your house cheeky. Don't you think you are being a bit cheeky by not being willing to accept your house is worth less than you think?
I live in the NE and despite some reports, I can assure you that house prices are falling. Plus I am familiar with the area you live in and I wouldn't go as far as to describe it as 'desirable'
I really think you need to get over yourself. Either shut up and stay put. Or accept a lower offer cos in a few months time it will prob sound v.reasonable!0 -

A good compromise house at at competitive price would sway me. I would be making a similar offer on that sort of price as your viewer offered, even if I thought it was worth the £120,000. Why? Because I've watched too many tv property programmes, you are MEANT to offer less aren't you?! Then the press are banding these figures about over pricing etc, I think all buyers are going to be making cheeky offers unless its sealed bids aren' they?
BTW, I'm totally not even bothering with things going to sealed bids. I don't know why as a buyer they put me off, but I really would rather not. I understand why they work for vendors, but this potential buyer wouldn't offer anything in that circumstance.
Can you agent do the viewings? Saves you time, and also the agent can truthfully tell pople there is a lot of interestAn average day in my life:hello: :mad: :coffee::coffee::coffee::T:rotfl: :rotfl:

do porsche cut the prices of their cars by 30% because some people wont pay the asking price or close to it? no, they wait for serious buyers and by serious buyers it makes me chuckle " i offered 65% of the value, i am a serious buyer" is NOT a serious buyer, it sounds more like someone who checks the local papers for deaths and then checks out where they lived, in the hope of taking advantage of someone vunerable still at the property. im not accusing the person who i quoted of this but to try and insist a serious buyer with such a stupid amount offered?
tell you what, i will offer 50p, im serious.
see? ridiculous.
Refusing to lower the price in today's climate more or less means refusing to sell. Current prices are unsustainable because it is no longer possible to borrow sufficient money to pay for them, even if they really believe the property is 'worth' the asking price. So unless sellers drop their prices, in general they are not going to sell. There are very few signs of this situation changing anytime soon.
It's what's known as a buyer's market. The reason people are having a hard job dealing with this and calling people timewasters etc is because it has been a seller's market for so long that they have forgotten things can go the other way.
As for cars, this isn't a very good analogy, as any car dealer will tell you they do give quite hefty discounts to serious buyers. I read that even Gucci are cutting the prices of some of their clothes by two thirds because sales are slowing and they realise a market has to move or it dies.'Never keep up with Joneses.
