    FWIW I put my house on at 120K may 07 - sold after about 2 months once for 119K- it fell through :-( Kept on market - I dropped price to 117K and luckily I found a buyer in Jan that paid 111K - due to complete in 2 weeks - and yes I am sh1tting it - that it will still fall through!

    some say cheeky, some say taking the p1ss.

    there is nothing wrong with negotiating a discount but why people think it is realistic to offer £25k less on a cheapish property ( 130k was mentioned as the lower price bracket for houses in that area), i have no idea.


    having said that, you say you dont need to move? so why would you?

    i will only move house if i NEED to, such as moving job to a different part of the country or if you have a 1 bed house and have a child. the costs of moving house without having to put up with jokers making silly offers is enough to put me off moving unless i would need to.
    what is the plural of moose?

    Can you let the agent do the viewings? Saves you time, and also the agent can truthfully tell pople there is a lot of interest ;)


    Can't understand why people don't do this. Last time I was trying to buy a property with very limited amount of time to do viewings, it was astonishing how many places the agent couldn't show because he didn't have the keys - and which I thus never saw.

    That's crazy, especially in a market like today.
    Trying to keep it simple...;)
  • Even if I end up wasting money in the HIP, the property is not going for peanuts.
    We would prefer to move, because my husband is working away, my mum-in-law looks after our children and it would make my life a lot easier to move closer to where she and the rest of the family is, basically 15 minutes down the road.

    you may find you get a few more people like this, contact your estate agents and instruct them to vet any viewers rather than letting any old person view your house.

    it's a buyer's market, so perhaps not a brilliant idea to cut off potential buyers in this way!

    The EA will have marketed the property for what they think it is worth.
    So if they take less are they saying that the EA is unprofessional?
    I bet you through not only your toys but the kitchen sink when you cant get your own way.

    Well done standing up for yourself, the people that are making silly comments are the ones praying for signs of their hoping for a 75% crash.
    If you dont need to move stand by your guns and get the price that you require.
