How to avoid time wasters?

Maybe the trick here is to not see these people as timewasters, but potential purchasers. They may not come up with the right price now, but they could possibly. And living in a community where everyone knows everyone I think you never know who they might mention it to.
If you are not desperate to move then wait - you have only been on the market 10 days!
And, if it is a buyers market and you are a seller who is looking to buy again surely then you don't really loose?May GC - £100 per week

Not even a trick, just common sense really. If you're trying to sell something get used to the idea that there may be some 'frog kissing' involved.0 -
Hi all
The houses in our area are usually going for 130k - 140k, ours is up for 120k, because it could do with a new kitchen. We appreciate that and therefore priced it realistically (I think).
On Rightmove there are quite a few 3 beds in Silksworth going for well under £130k, for example, these are under £100k:
http://www.rightmove.co.uk/viewdetails-18814508.rsp?pa_n=1&tr_t=buy
http://www.rightmove.co.uk/viewdetails-19829852.rsp?pa_n=1&tr_t=buy

http://www.rightmove.co.uk/viewdetails-16387955.rsp?pa_n=1&tr_t=buy
and these still under your £120k:
http://www.rightmove.co.uk/viewdetails-19151447.rsp?pa_n=1&tr_t=buy
http://www.rightmove.co.uk/viewdetails-8345604.rsp?pa_n=1&tr_t=buy
Looking at previous sold prices in your neighbours, even £105k looks generous, the sold prices aren't anywhere near the £130k to £140k you mentioned. In your street and the 2 around you, I can only find one place which went for more than £120k.

An offer of 12.5% below asking price is a serious offer anywhere and in any market, even the most overheated one.0
