House prices in Leeds

Just wanted to check the local market. Has anyone in Leeds or thereabouts sold their house for anywhere close to the asking price recently? Ours has been on for 3 months and only had one viewing which suggests it's too expensive, but I'm not that impressed with the EAs either (long story, different thread).

  • The credit crunch and the daily news items regarding the likely effect on house prices is scaring many FTBers away from the market. Without FTBers, there is no market.

    Overpriced, on the button or underpriced, it is likely that any house will not sell until things stabalise.

    George I've seen plenty of SOLD signs on my travels. Houses are still selling at least a bit. Only 1 viewing in 3 months is pretty dire though. The pictures on rightmove must be terrible and/or the house is over priced.

    As for the Leeds area specifically. I've recently put in an offer which has been accepted in LS15. Missed out on a couple of properties a not that long ago too. If the house is priced realistically based on its area, size and condition you should shift it.

    Leeds, is one of the big 3 (Manchester, Birmingham) showing massive falls. Shortly followed by Outer London and Cardiff.

    There are so many sellers and not enough buyers in Leeds that prices are crashing. You should speak to your estate agent and come up with alower price or you will chase the market down.

    Leeds is a very varied area though

    it will all depend on which part of it the OP is trying to sell in

    I'm not happy with some of the pictures on Rightmove. It has been cleaned up and pictures retaken about 2 months ago, but the Estate Agent has not updated Rightmove yet (despite twice-weekly reminders), and this (amongst other things) has led to a bit of a bust-up. Needless to say we are coming out of the contract as soon as we can.

    There is a house on the same street for 5k less, but it is terraced and does not have the garage.

    We had positive feedback from the viewer (who was looking for her son), but nothing seems to have come of it.

    I was very suprised at how short the LS1 property snake list was, especially in view of all the new flat developments. This is BN1 for the city of Brighton & Hove:

    Leeds is a pretty big place with a lot of 'micro-economy' going on. I'm quite surprised to see that my mother's house which we sold last May 2007 for £83K is now worth £95K (Similar houses on estate etc). odd actually, given this is a 'poorer' area of Leeds (LS10).

    there's only just over 200 properties on right move in LS1


    that's why I track LS1 + 1 mile radius
    It's a health benefit ...
