I'm trying to sell in Leeds and its dire - I recently changed estate agents but no viewings. The ad goes in the YEP this Friday so waiting to see what happens. If no viewings I'll cut the price. As my name suggests, I'm from the area, sold up 6 months ago and am currently renting with a view to buy the right and final family house - at the right price
I know the LS18, 19 and 20 areas very well. Generally, these are quite affluent areas of North West Leeds, houses are not selling and prices are dropping in, even in the very best streets.
This area of Leeds has increased by 200-300% in the last 7-8 years and perhaps a correction is due - being selfish, lets hope
In the paper on a weekly basis, "New Price" is very common0 -
Leeds is crashing like a mofo at the moment. I'm tracking all flats in the Leeds area on Property Bee, and it's not uncommong to see £20-£30k drops in price.

Can you verify your information?
I checked property bee for Ls1 for example, a couple of properties stated to be down 20-25%, but god knows how overpriced they were in the first place, or indeed if property bee knows what the hell it is talking about. Some of the price adjustment info on that site is simply all over the place.
There are some more properties down 3-5% but thats no big shift and seems to be the case everywhere.
housetrack.co.uk shows prices in Leeds (I last checked LS15) have barely budget, if at all.

It may be £5k more than the only other house for sale on the street, but 3 estate agents valued it at £135,000 not so long ago, so I don't reckon the price is too unrealistic. Still, it's only worth what someone is prepared to pay for it, I suppose!0 -
The price isn't unrealistic but still gives room for decent offers. I have been watching mainly LS15/14 and in these areas theres not been much of a decline if at all. In all the reports I have heard on the Radio (not local) Leeds has been one of the major cities least effected.
If there is other issues with the EA then I would personally get a new valuation (then you know for sure) and a new EA and see how it goes from there.0 -

Knowing exactly where your house is and the area very well as I only used to live round the corner from you I'd say there isn't anything wrong with your price in a normal market. With the market as it is at the moment - flooded with properties - I think you will struggle to sell it at that price.
In my opinion the house interior looks cold and unwelcoming (cold blues and whites - very "hospitaly", although the kitchen looks quite nice).
I think in the current market it needs to be more like £100k to attract any real amount of interest.

Considering selling my 2 bid mid terrace townhouse in LS10 atm. As soon as i get the final bit of work done, i'll have it valued and see what the EA's think. But i'm worried because i need to sell for 82 - 83k and whilst three houses on my street sold for 84 last year, i'm not sure if this little pocket of LS will hold steady long enough for me to break even.
EDIT: I was considering using Manning Stainton, Reeds Rains and/or Barrington Blake to value/sell and was wondering if anyone had any experience with these EA's?0 -

Looks a good solid house but v cluttered (e.g. tumble drier in dining room). Get in EA's & sit down till they update pics - takes them 5 minutes. Jeez, you'd think they'd be bending over backwards to do things right at the mo
