what has the population density of a country got to do with whether the population is growing or not?....please explain
    It hasn't.

You were the one who jumped in on my overcrowded island comment, I just said that to futher explain Japans relevance as to the supply/demand arguement.

    Try to keep up.

Just wanted to say thanks to Nelly for answering my query, think I leave this thread as I have just read it all and most of it is just an argument and sarcasm- not really a money saving or advice thread

So your arguement is based on projected future population? Sure thats predicted to down based on birthrates, but as everyone else has pointed out during their housing slump the population was still going up.

my argument wasn't based on population figures

you brought population into the argument

    try to keep up datasafe

I believe that Datasafe's figures claim that over the period of Japan's decade-long recession and house price crash, that the population was increasing until 2007, when it fell by 0.01%

Since you were arguing that Japan was different with regard to its crash because of a decreasing population it rather proves you wrong, I'd say.

Still, maybe his figures were wrong and the population was indeed decreasing in Japan over the period being discussed. You seem to be convinced the figures are on your side so did the population increase or decrease over Japan's decade of slump? Should be easy for you to back up, right?

my point was about how quickly Japan replaces its building stock

    nothing more

do try to keep up Gates

I fail to see where in all my posts I got personal.

I see a discussion in which you have gone mardy because it hasn't gone your way. Get over it.
