    You're welcome, Pollyanna. I've just realised that I missed out a charge - there's a charge for the tenancy agreement as well - another £70-80 I think - but that's refundable if the tenancy doesn't go ahead.

    I assumed you'd have read the book or seen the film to have chosen this name. Pollyanna was a little girl who always saw the best in any situation, so that when she wanted a toy for Christmas and was given a pair of crutches instead, she was able to feel glad that she didn't have to use them.

    In my experience there can be fewer formalities in renting directly from a landlord but you can end up going to see a lot of places and not be the person the LL chooses to offer the tenancy to. If your local paper is weekly then there's nothing much you can do whilst waiting until the next one comes out.

    Your BIL really ought to be looking at places by now if he's to be out by June. As he's never done this before it can take a while to get used to what to expect from the experience and how to make the right impression (for a private landlord). As he may well need to change to looking for shared accommodation when push comes to shove, this can take even longer to find a setup which he likes and where the existing tenants like him.

    Give him a kick up the whatsit and let us know how he gets on.

    I can't even remember why I chose the username now, but aww ain't that sweet. I wish I was like her, but I ain't! :p

    I've repeated most of what is on this thread to my bf and told him to say something to his brother tonight. He said, "Why can't you say something?" The reason why I'm not going to is because the brother already thinks I'm doing my best to get shot of him, but he has just under 10 weeks to get out of the house and will start looking on 29th June if we don't do something. Everytime I circle reasonable places in the paper, I can see on his face that he's not happy, but I think he's just burying his head in the sand. I still think that he doesn't actually think we will throw him out.

    Basically we are bored to tears of trying to get this boy to do anything. I know for a fact that he hasn't got a clue about all the various checks and money that he is going to have to pay upfront. He has a deposit, but will whinge when I inform of the money needed for tenancy agreement and credit checks as if it is my fault.

    Gonna try and get bf to talk to him. Also going to try and get him to go to a letting agent at the weekend, and see if one of them can actually drum it into him how long it will take and how much it will cost.

    I think there are lots of websites where you can find flatmates or people who are looking for a flatmate in all of the UK. Maybe google 'flatmates' and i'm sure something will come up.
