    True, but I found that by checking through the website I'm using I got all the legal advice I need re hips, conveyancing solicitors etc.
    A couple of errors I have made... 1st was a hoax caller, think the kids playing knock-a-door run inspired the caller to make it. 2nd, a guy called and said he had seen ad in paper and checked out the property so could he come and view. As he said he has seen property from outside assumed he knew where to come and arranged viewing. It turns out he was actually wanting to view a workshop so never arrived. Another guy wanted a 2 bed when the ad clearly states 3 beds. I have written questions to ask people who call, all the ones we get asked when calling ea's. That way you will be doing the same as they do.
    Ea's can't really ask anything more than you can and I think there will always be time wasters etc, no matter who organises the viewings.
    Hope you have some viewings lined up already!

    If they are advising you properly on valuation they don't need 16 weeks to sell!

    Good afternoon: Housenetwork doesn't do valuations in the traditional sense but will provide the client with a free Hometrack report on request: the seller then sets his/her own price...easily done if you check out the market using the usual suspects.

    To respond to the OP's original question:

    You can start to market your property as soon as you have Confirmation of Order from the HIP provider by law. In practice you will also need the 'EPC Graphs' from the energy assessor to include in your hard copy and online sales particulars/brochures.

    In terms of how long the HIP lasts there are 3 answers I could give you all of them valid.

    1.) You can continually market your house with the same HIP for an unlimited period of time by law
    2.) You can take your house on and off the market for up to a year with the same HIP but then after a year you will need to get a new one by law.
    3.) In practice a HIP will be useful to a buyers solicitor for up to six months (give or take) if the searches don't have insurance guaranteeing them for up to a year. If they do have insurance then obviously the HIP will be useful for a year.

    In terms of how old the documents can be by the time they go in the HIP the searches have a life of 3 months and the EPC 1 year.

    Make sure you make the HIP available to the buyers solicitor when the time comes for them to fulfil their part in the process.

    The best place to get a HIP or Home Information Pack is online and the best site and company i have come across www.goodhips.com as they are selling at £229 all in right now but this looks like a special offer. I went around my estate agents recently and the average price is £350 in Bristol and some are £400 plus vat which has got to be a joke! You can use the HIP anywhere and they told me its illegal for an estate agent to refuse it as its fully compliant with the law. I checked it with another helpful agent who confirmed this. So my advice is save money and buy online from www.goodhips.com (should i ask them for commission?)
  • I looked at goodhips too but noticed that they charge £5 for paying on credit card! how else are you supposed to pay on the internet??
    I also noticed that the £228 price is for a hip with searches that are not the official ones that you need!!! beware of this as my sister had a HIP done with these searches and then had to have another complete hip done cos they were not official, she used the company goodhips 1st time around and wasnt told before they took her money!!!!!
    2nd time she used southwalesdeas.co.uk who were recommended by her estate agent and very helpful, all their searches are official and they dont charge a fee for paying on credit card. You can also view your hip on their website which helps cos then you know what searches are in daily! If you need a hip watch out for official searches dont get caught out!!!

    Search quality can certainly vary between providers. You can legally include either the official local authority searches in a HIP or a personal local authority search. If the personal search carries appropriate insurance as in it indemnifies the buyers solicitor and mortgage lender against losses resulting from incorrect or missing information a buyers solicitor has no grounds for not accepting the search.

    The personal search in the HIP is exactly the same personal search as solicitors have been ordering for years. The only change is that now the Vendor/Estate Agent pays for it rather than the buyers solicitor.

    What was it about your sister's search that meant it was inappropriate? Insufficient insurance/missing LLC1?

    www.fsbo.org.uk is a not for profit indipendant website that looks at pros and cons of private selling and going through an estate agent, there is some good info if you are still deciding which root to take. I am sure you all know 'fsbo' stands for For Sale By Owner.

    I normally just lurk here but I have finally registered in order to comment on this absolute nonsense! I am associated with the Association of Property Advertisers which is presumably what courtjester refers to here and I take serious issue with his/her comments.The APA is a loose association open to ALL private sales websites and was formed in response to the constant moves by the NAEA to close down the private sales sector. The APA formation was triggered by Estate Agents attempts to use the OFT to try to scare private sellers and to co-operatively fight against them. Membership is entirely free and open to all truly private sales websites. APA members pay NOTHING to fsbo.org.Fsbo.org.uk is similarly a TOTALLY non-commercial site and makes no recommendation whatsoever about which sites to use. It takes an even stance about the pros and the CONS of private sales (including advice about what Agents are good for!) and attempts to give simple, unbiased information to prospective private sellers. Fsbo.org.uk has donated webpages and an internet home to the APA because of the joint interests of both organisations. Fsbo.org.uk makes no charge for this.
