  • I can't believe how much EA's charge so I'm looking at the private route myself. House network did look good but then I saw that they still want 0.75% of the final sale price + the original £500 for advertising with them. Granted it's less than an EA but still works out dear. Also with an EA there is generally a no sale no fee applied, if you go through the housenetwork you will have to pay the advertising fee + your HIP so potentially it could cost you £700 - £900 and you might not even sell your house!!!

    when i looked on there you had 2 different options you could pay 199 up front and then 199 when you have sold, then there was another option of paying nothing but when you sell you pay 0.75, which my house at 169950 was about 450 pound theres a calculator on the website.

    I also spoke to them and the 0.75 one is a sole agency agreement for 16 weeks, the other one where you pay up front is flexible and you can have multiple agency.

    If you want the sole agency 16 weeks with the final fee 0.75 you have to download the form fill it in and sign it and then they will send someone out to your house to do the details and pictures.

    You dont have to pay anything then if you dont sell in the 16 weeks, but if they do find a buyer you just pay the 0.75, which i think is a good deal.

    I like the site myself and i will be giving them a go in a couple of weeks, when ive disinstructed my esate agent.

    I feel, perhaps like you, when you look at the web site it is not that easy to assimilate the information. They need to simplify!!

    There's a big difference between 'online agents' who still normally charge a percentage fee and purely Private Sale Websites who advertise your property for sale for a fixed cost.

    You can find a list of members of the Association of Property Advertisers on this webpage. They all offer advertisement of Private Sales properties for a fixed price.

    housenetwork do both they do a fixed fee of £199 plus 199 when you sell and then they do the percentage one which is 0.75 when or if they saell your property like normal estate agent but with a very low fee.

    We are currently selling our own house and have decided to advertise with the little house company. We have had over 90 people look at our details in the last 4 weeks and no one has made an appointment to view! The reason I put my house with them is because I found the site simple to use and the fees low. The main problem with it is we do not appear on rightmove. But we are on lots of other sites.
    I also advertised in our local paper, which so far has resulted in 3 viewings. We are also on a free local website, which only advertises houses in Cumbria. Whatever you do, I think positive marketing is vital at the moment. Look into your local paper - ours costs around £22 per week for a reasonable ad and remember to put any internet details on.

  • I appreciate the comments by you guys in this forum, it's made me a little wiser. I have decided to place my advert online with 3up2down and use my local news paper to advertiser my property. Thanks for you help :-)

    If they are advising you properly on valuation they don't need 16 weeks to sell!

    There are so many things that can go wrong with bad communication, chinese whispers up and down chains, etc, etc that people should realise that a good estate agent doesn't just advertise and find a buyer - he makes sure the buyer is "proceedable" and that if at all possible the transaction does go ahead.

    If people have sold lots of times before they know the kinds of things that happen and have seen it all before. A lot of newbie sellers could get into a mess if they think all they have to do is find a buyer who says he wants to buy the house for a price that the seller will agree.

    On the other hand I do have to accept that there also agents out there who will charge 2%+ and still do nothing to help the sale go through.
