Selling my House Privately

I want to sell my house privately to save paying estate agent fees and would like some advice on what website to use. I done a quick search and came accross;-

Also I am a little confused about HIPs, when can I start to market my property and how long does a HIP last.
Any other information/help would be very much appreciated.

Not strictly DIY but you can have a professional looking board, some decent particulars (though you're supposed to filter the photos they give you it's a little complicated and many people end up with 37 photos) but you do get a floorplan which I think is essential and you get on www.rightmove.co.uk as well, which is also essential for proper coverage.
They take the calls, book the viewings and chase for feedback as well. They also act as go-between during negotiations, like a regular agent. They're not spectacular but you can pay a lot more for a worse!
In a market like this one you need as much help as you can get!

better description.
listed on rightmove.
much cheaper- about 20% of normal EA's fees.

If I wanted to sell my house as quickly as possible myself I would place my property advert on 3up2down.co.uk and on housenetwork.co.uk. housenetwork.co.uk are an online estate agent and are much cheaper than a traditional estate agents (0.75% commission) and 3up2down.co.uk provide free property advertising until sold and are not an estate agent and do not charge any fee. Because 3up2down.co.uk are free and they are not an estate agent no contract exists therefore there would be no problems using their free advertising and using either a high street estate agent or an internet estate agent such as housenetwork.co.uk, 3up2down.co.uk also list their properties on fish4homes.
If was not in a rush to sell I would just place my property on 3up2down.co.uk and see what response I get? It’s free and you have nothing to lose, and you can always signup to an estate agent if you want. I would also purchase a for sale board to ensure locals know my property is for sale.
Don’t for get to sort out a hip first.

housenetwork.co.uk looks good and i like the design of the site and the advertising and description of the properties look better than my own estate agent.
Could i list with the aswell as my own agent?, ive got multiple agency as i was with another when i instructed them.
Ive had a look at 3up2down and it as not got 1 house in birmingham for sale, i know its free but i dont think much to it.

It does not matter how many properties they have for sale in any area because they upload their adverts to fish4. Search for properties for sale in Birmingham using fish4, there are loads also I think fiish4 get a few million hits per month so this is where any leads will come from. Make your own mind-up, but to me its a no-brainer!0 -

And basically when I decided I wanted the process to hurry up I ended up getting in touch with a company called decison homebuyers. And they bought my house from me in around three weeks.It was really quite painless! So yeah, would recommend them if you want to sell quite quickly.0

There's selling privately to save money, and then there's selling to a homebuy company in order to lose money. I think I could still sell a house traditionally and very quickly, for more than these companies will offer, even in this market.Everything that is supposed to be in heaven is already here on earth.

them companies are for people who are desperate, i think ill give them a miss.
