    So they are buying off you just after the peak of the market?

    They are taking on the negative equity you would otherwise have suffered?

    I think the OP should get down on his knees in front of the buyers and kiss their feet and thank them for buying from him.

    Few people are buying now... the OP should be damn gratefull he's found a buyer.
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.

    We are a long long long way away from negative equity, we have lived here for over 10 years. When you assume...

    Precisely how long is it now since you agreed a price with them?
    Maybe you're taking too long to move out to rented.

    Please let us judge you more precisely.

    i cant believe they are being like this!! i was a first time buyer 20 months ago. the situation was i had my offer accepted the day the house went on the market. the sellers were a bit gobsmaked to say the least (but i had lost out on 2 other properties as they accepted offers from earlier viewers - i was not hanging around) the vendors had not even started looking and still had 2 months to run on their initial morgage before they could sign contracts. this was not a problem, even though my 2 housemates had bought a property and it was proceeding well. we gave notice on the rental as i could not afford the rent on my own and i moved into my parents and stored my furniture in the garage. i was there for 3 months (due to a legal problem with their related purchase) i would not have expected them to move into rental accomedation - if they had offered i would have been hottified by the suggestion. i had found the perfect property for me at the right price and i had enough patience to wait..... some people eh!!

    Approx. 10 weeks.

    But

    They took a month to get the mortgage valuation and survey done and were not ready to exchange until last week.

    Surely I need to be more sure that they are going to proceed with the purchase before I shell out hundreds of pounds on tenancy applications, holding deposits etc.? Until last week we haven't had this.

    Perhaps this is part of why people are having trouble with buyers. As most sensible buyers are staying away from the market, perhaps it's only the plonkers who are left. Apart from those moving due to circumstances or downsizing that is.

    They've given notice on their flat? What other assurances do you need? Looking at it from their point of view they in turn could be quite anxious of the sale proceeding as fast as possible. As they are first time buyers (very very thin off the ground these days) give them some slack as its all new to them, how were they to know to chase mortgage appliction/valuation etc.

    You've got buyers be gratefull and baby them along, its to your benefit in the end!

    OP... when you move be sure to leave a welcoming present of two cans of soft drink and a small pile of sweeties.... on the note you should write... We would of left you some Champagne and Belgium Chocolates, but seeing as you acte like sploit little children we though pop and sweeties would be more fitting. Enjoy
