Pressing a thanks button is not enough.
I appealed my band F to the East Midlands Group with 4-5 examples of lower banded similar houses in adjacent streets. I appealled on the basis of a nearby change of usage that went through planning pernmission and work done.
They wrote back saying that my current band is incorrect and should be band E ( I had band D as my starting point, but had always viewed E as a likely result). They did however cut me a strange deal - I had to drop the appeal based on my initial reasoning and in return he would alter my band to band E with effect from 1993.
Quote from listing officers reply "If you agree with my proposed change, please sign the enclosed withdrawal form, and I will then raise a report and alter your band to E wih effect from 1 4 1993. This will effectively settle the case and no further action will be required from you"
This is fantastic. It will return me £2000 - £3000 est.
This thread should be stickied or FAQ'd as its the biggest moneysaver most people can hit.

Guy . Thanks for your appreciation of the original post and for letting us all know your good news. That's a really terrific outcome and refund.
I'm just happy to help get a refund for anyone. Council tax is so unfair.
I don't know how the thread would get stickied. What does one have to do? There's been over 120000 views of the post and many MSE's have benefited. Hope many more will do so.

but a huge thank you for this post!
i checked my banding to find out i was the only property of my type in band B everyone else was in A - i wrote and told we will look into it - but you have been there more than six months, a letter told me that i would not get back payments but they would continue to look into it.
Now i have been told the banding redone so i am in A now, just rang council tax office and a cheque is in post and i dont have to pay anymore this year!

Wrote to my council and told them i would like the money returned like the woman in the valuation office said - will be a great addition to my mortgage overpayments when it gets here - thanks!0
