I am owrried that next year when they reassess the area, I will be penelised as my house is now worth a lot more - but it was my money! Does anyone know what might happen or will I just have to apeal if it happens? thanks

I have followed the online thread & found out that we are in a band higher than every other house in the street, all the same age, construction type and value, although ours had a small extension about 30 years ago the value of our house is almost identical (if not less) than the other houses. We have been here less than 6 months so I have appealed on line. We would have been too late next week!! I'll let you know how we get on.
Thank you - here's hoping0 -
glostech wrote:Hmm, is that true? I think its only likely if you appeal and you are surrounded by houses that have a higher rating. But if you are appealing with houses around you that have a higher rating then you need to ask yourself if its worth applying anyway - isnt it?
Please clarify this further - as this posting will put a lot of people off applying in the first place.

Good luck Claremelch. Others have appealed and won so worth trying.

We recently bought a house that was 2 bands lower than its similar sized neighbours. The house had also just been extended by the previous owners so was due for banding reassessment when next sold (i.e. to us).
Well, I am pleased to say that the council tax band did not go up! Not sure why...maintaining a safe Conservative seat, maybe? Anyway, it saves us over £500 p.a. so not complaining.

Hi There
Just checked out the Council Tax Valuation website. Entered my postcode and all the houses along my road came up. ALL but the house right next to mine!! When I entered their house number (32, I'm no. 30), a message popped up saying no properties could be found. Can anyone explain why?
Thanks!

Hi all
I have read this thread with such interest and as such have discovered that in my row of 4 cottages, my banding is C (I a the end property), the 2 middle properties are B and the other end property is a band D. The other end has had an extension for many years, however, my property is exactly the same as the 2 middle properties, yet for the 5 1/2 years I have lived here I have paid a higher banding.
Questions : Under these circumstances do you think I would be entitled to a refund?
Also, I have read the Appeal info and it doesnt seem to cover these circumstances, so I was wondering if anyone has successfully challenged their CT in simialr curcumstances would be able to advise me of the best way forward?
Many thanks in advance!!

I had three major surgical procedures in 15 months and as a result started to use our downstairs spare room as a bedroom. This was because the bathroom is next to it. One day when the Council Tax bill came I decided to read it in detail (how bored can a person be
and discovered that if a downstairs room had been converted to a bedroom there is a council tax grant. I 'phoned and within a week someone came to the house and said "we wish more people like you would claim". Amazing! Our CT was reduced by one band and it was backdated to the beginning of my problems starting.

I appealed a couple of years ago against my Banding and got it reduced. I was a C in a two bed flat. During a conversation with my neighbour I found out that the flat immediately below was a B. These are purpose built flats and the floor plan is exactly the same. Of the twelve flats in total, I believe only 3 are Band B and the rest are C. In the same road there are modern 3 bed terraced houses on Band B and then right opposite there are large 3 bed semis on Band C!! You need to give comparisons like this in your appeal. A lot of people just don't seem to have either the gumption or just plain need to appeal.0
