    In reply to Jorgan, my own naivety I spose, I have never sold a house before and as much as I like this house and feel at home here (bearing in mind I have lived here all my life!!) I just thought it would appeal to everybody else as it was! It's only now that I have started to look at other properties on Rightmove I can see the ones which have taken the time and trouble to stage and de-clutter first ....

    And thanks Davesnave, I did have a chuckle at your story!

    I don't believe all the branches are franchised. Bairstow Eves has been going for many years as part of Countrywide, they went into franchising about 7 years ago.

    This is a pathetic answer and not helpful to anyone. Janie was given the price to sell at by the 'Experts', she did not pluck it out of the air, she has even done her own background work and checked the price against others, but again - SHE WAS TOLD WHAT PRICE TO MARKET AT BY BAIRSTOWS THEMSELVES!

    You have to sell at a certain price to be able to buy on - if she was selling for cash, maybe she could afford to reduce, but if it is marketed at the right price, why should she - and having worked for BE - THEY DO JUST SIT ON THE PROPERTIES - I don't know why they do, but as long as they are reaching their targets, all is well!

    Instead of slating someone, give them good advice, otherwise DON'T BOTHER!

    We finished the tour by noting that the land with this property had been ploughed then left to self-seed; an interesting management strategy. There were also areas where 'things' had been buried.....However,the site had obviously been quite attractive at one time and everything had potential, but addressing the problems was more than we could afford.

    When we returned, we wrote to the agent detailing the main 'incidents' in our visit & saying how we thought their particulars could be improved for accuracy. True, we used a light hearted style, but we also pointed out that we'd had our time and 160 miles worth of petrol wasted because of their inaccurate description, and that we felt they'd come close to becoming the Arthur Daley of the Devon property scene. A day or two later my wife had a very angry 'phone call from the manager of Bairstow Eves telling her that he was incensed with our letter and that we had been 'blacklisted.'

    I know this doesn't help you in the slightest janie, but if it gives you or anyone else a laugh........It also shows how the Property Misdescriptions Act may not always be followed to the letter.

    We never looked at another property in that area, so our 'blacklisting' was clearly effective. We did pop into the nursery a year ago though, and we found considerable investments had been made. The place looked good and was selling things, if not exactly 'having a rush on' !

    !!!!!!, have you not thought the EA might be right, the market is slow and you need to reduce the price ?

    afterall they had no problem finding you viewers last year ?

    or judging by the number of these threads, have all the agents turned into barstewards overnight (ignoring the fact they alreay were) ?

    you have two anecodatals there, the viewer situation, plus the fact you found it difficult to buy last year, but not a problem now.

    you need to get over the fact that last year, was erm last year, the market has changed and moved on, you need to do the same.

    Thanks for this, we had a viewer today that seemed v keen, fingers crossed. Otherwise we are going to consider reducing price. Just wish they had given us a realistic price to start with.
  • When will you all come to terms with the fact that a property is only worth what a buyer is willing to pay not what you think or worst still what an estate agent thinks is worth!!

    It now says Sold STC on the rightmove link so I am guessing all's well? :confused:
