  • if i was searching properties through right your home would not appeal to me. Firstly the front picture looks gloomy, i would have gone for a closer shot to avoid making it look cluttered in a terrace and choose a sunnier day.

    the dining room picture looks dated. Why not one of the kitchen area instead. yes the room is big but bland.

    pic 3, the bedroom looks cluttered, the wardrobe obscures the window and makes the room look very small.

    pic 4 - did your guide dog choose the carpet? consider a cheap carpet, in cream, makes the room cleaner and bigger. the curtains and sofa look drab. consider cheap ikea curtains and a throw on the sofa for new pics

    pic 5, i wouldsay the garden lacks a bit of oomph, would a pic taken in the other direction look better?

    Dont take my comments as a slight on your possessions. 90% of homeowners have houses like this, but when it comes to standing out on rightmove and making someones shortlist, your house wouldnt come into in. Nobody buys houses for the colour schemes and furnture, but its all about perception.

    Ok, I'm a really blunt person, so here goes:

    Photo 4 -Get rid of that revolting carpet and put down something neutral. It's not that expensive. Re-arrange the sofas (they're too lined up!), and perhaps a light coloured throw or some cushions over the sofa and chair to make it look more homely. The curtains look a vile too, so get rid of them. Spread the plants out.

    Photo 1 - Take it on a sunnier day with more cheerful sky in view? Is that a satelite dish on your neighbour's house?? If it is, maybe include the other house instead??

    Photo 2 - what is this space?? very bizarre angle to take a photo. Curtains = vile! and is that a curtain that half covers the door??? Curtains imply drafty!!

    Photo 3 - The dimensions say this room is 13'2 max x 9'3 max, but the photo makes it look pokey and cramped. Move some of the furniture, or perhaps take it at a different angle, or with a wide angle lens camera.

    Also, a "part tiled family bathroom" makes it sound half finished!

    No mention of the extension, or it being bigger than your average 3 bed terrace.

    Photo of kitchen??

    Maybe take all these photos yourself and tell the agent to use them! My colleague selling their house has done this, and they photos look great!

  • yes Janie what happened with the carpet, only 2 groups of people have carpets like yours, one lot are pensioners and the others are hide n seeks

    a new carpet (cheap) would make a buyer feel they have one less expense.

    He is an expert. Probably written you off as a non-budging idiot.
    He's probably pushing properties for flexible sellers now.

    When a property goes on the market it is 'marketed at' a price. That isn't it's value.

    The value is found when you've got a buyer you're happy to sell to.

    If nobody's looking at yours and others are selling, then yours is being marketed at the wrong price and a new price needs to be tried.

    The agents put houses on at a price and see what happens.

    Time to reduce it .... and if you want to sell it, drop it £15k and really get the agent keen to sell yours before anybody else's

    Hi - actually hes 17 and just left school with few qualifications and no estate agent is an expert they just take a guess.
    i have told the estate agent that i am happy to take offers 10-12k less than the asking price and the property is currently on for 5k less than other properties the same.
    im happy to budge but i am in no rush to move whats so ever in fact waiting for the prices to crash hopefully.

    Having asked looked at my local housing situation for 2 years now i kinda know whats going on and no ones buying - u would think its a buyers market but sadley no one seems to be buying. the EA told me they had 8 offers at the weekend - wow i said, then asked how many were accepted and the answer was 0 :)
    anyway each area is different but im not an idiot.
    The orginal post in this thread has a very very slim chance of being about money saving. The post is more than likely to ask a question that google could answer better than any of us.

    But surely if you wait for prices to crash, you'll get less than taking a 15K reduction now?

    Best case would be to get a buyer in for your house and then pray there's a crash (after exchange of course!)
    Keep the right company because life's a limited business.

    Basically, if your house is priced 'smack bang in the middle of the rest' it won't sell. All that is selling at the moment is priced at 'slightly less than the cheapest'. It seems set to continue in this manner for awhile.

    Your listing should say all these things - buyers aren't necessariy psychic, and don't all know the area intimately.

    It should say distance from the railway station, and where you can get direct trains to. Ditto bus routes. Should say it's in the catchment area for X and Y schools.
