Hi all, first time posting so please be gentle ...
Put my 3 bed mid terraced house on market four weeks ago with Bairstow Eves. Had a viewer the first day and another a week later, no feedback from either of them, first viewer apparently views everything that comes on market and second viewer didnt get back to agents. Three weeks have passed with no viewers whatsoever. Have a board outside my house and I live on a main road near a large secondary school so lots of passers by.
I am well aware of the current market difficulties and appreciate that things are slow (and this is the first property I have ever sold so am a bit naive)
I check rightmove every day to see what's on the market and at what price and which property sells with which agent. I believe that my property is at the right price (bang in the middle of all other prices for 3 bed mid terrs in my area) I should mention that it has an extension at the rear, detached double garage and two further car parking spaces at the rear too.
I feel that Bairstows have given up on me already, they seem very lethargic when I go in there and staff morale seems to be generally low. Their property description is very short and sweet and they only show four pictures (two internal and two external) on rightmove. I have asked that they say a bit more about the property and take more photos and have managed to get them to add just one more photo today! :mad:
To sum up, I feel they have played on my naivety and I now find I am locked in for sole agency for 12 weeks with them (another 8 weeks to go!!) I am really loathe to just sit here and waste 8 weeks - I have approached them to ask for a joint agency (as I can see other 3 bed mid terraced selling with other agents around the same price) and was told "maybe in another two weeks, we'll see" They also tried to get me to reduce by £2,500 but I argued that without more viewings and feedback I am not convinced that will make any difference now.
Please can anyone tell me the right direction to go in now? One last bit of info, the house we are really interested in buying is also with Bairstow Eves (meaning double commission for them!!) But still no sense of the agents doing anything to help push things along .....

If your property is 'bang in the middle' of the three bed terraced house prices in the area this means there are presumably lots of cheaper properties.
No viewers means either the house is very good and not being marketed very well, local market is saturated with similar properties or its overpriced.0 -

I just searched for:
3 beds or more
resale houses
stanford le hope
sort by lowest price
There are over 100 houses that meet this criteria that are cheaper than yours. And yours doesn't stand out as anything different from just a 3-bed mid-terraced house.
I'd say buyers are overwhelmed by choice and there are some quite lovely ones available cheaper.
If you want that price, sit it out
If you want to SELL, go through every one of the 100 cheaper than yours and really see if yours is better than each of them to see if your price IS priced to sell.
Then think about what you unique selling point is and make sure it stands out in the details.
It seems that a LOT of those 100 are either priced £30-40k less and saying they need tarting up. Or they appear to be BTL houses as there are a LOT that are "no chain".

Why did you choose this agent if you can see other properties selling more quickly with others?
I find as soon as you have a board up outside time starts moving much slower when selling a house, or at least it feels that way! You can't help but assume somehow that offers will come faster than they do.
What would you say are the difference between those that you see selling and your house? Price? Decor? Location?
Are their other rightmove entries as "bored sounding" as the text in your one?! my eastate agent said after 1 week i should drop the price 10k
i said wow your an expert and then said any monkey can lower a price to sell things now work for ur money !The orginal post in this thread has a very very slim chance of being about money saving. The post is more than likely to ask a question that google could answer better than any of us.0 -

the pictures look very grey to me.. difficult to get pictures taken on a asunny day but would make a big difference - the garden in particular looks very depressing.
Definitely need more photos, perhaps a floorplan would help to.
The description is very odd. No 'selling' of the property or area at all..
what is 'reception 2' as a room!!
I don't know the area but can't comment on price but seeing as it is a 3 bed but terraced, and likely to need decorating to more modern tastes then I would have thought it should be in the lower quartile rather than in the middle. Depends how much you need/want to sell if you are prepared to price competitively.
these two properties seem comparable but are quite a bit cheaper - although as I said I don't know the area so there could be some reason for that!

The house that I now own was marketed by Bairstow Eves and the aellers had nothing good at all to say about the way it was marketed and to be honest all my dealings with them were less than perfect. They finally put a sold board up on the house two days after we moved in. Incidentally we had just taken down the for sale sign and rang them to have it taken away. You may well have guessed by now that they did infact not take it away either.Loving the dtd thread. x0
