We have seen a house that the whole family has fell in love with - we have the funds subject to selling our house - except that although its on the market we have no buyer yet.
Do we offer? or do we wait and hope its for sale when we can go ahead?

Sell yours first, I would be surprised if the vendor will accept an offer from you if you have not sold, as he/she will surely want to sell as soon as possible, not be waiting for your sale. However, if the house is worth more than yours and the property you want to buy has a fexible vendor/is a property development company, its worth asking about a part exchangE, it depends on how desparate they are to sell!GOOD LUCK!0

Firstly if you're silly enough to fall in love with a pile of bricks then be prepared to have your heart broken.
Secondly, you must have an offer on your own property first.
Anecdotely, the market in some parts of the UK is dead, with properties taking months, if not more than a year to sell.
I guess it all depends on whether you can afford to put your house on the market for a reasonable price, or whether you are going to risk a high valuation and being stuck there till the end of time.0 -
Guess we're all silly then!!:rolleyes: Thanks for the help, may call our estate agent and discuss prices with him, to push getting an offer, I do take the view that if we are meant to have it we will, if not so be it, so maybe I'm not such a romantic after all!0

I am in a similar postion, I have heard of houses with a queue of offers on them except they have to sell their own homes first, & the point of that is???? We have not made any offer & will not do so until we get an offer on ours. I'd like to make an offer just to see if it was accepted though!0

Although it is better to have an offer already on your property, as long as you make sure the vendor is aware, there is no reason why you shouldn't place an offer on another property, they can then make the decision whether to accept or not, or for that matter to accept with a proviso re times ...
If you have fallen in love with a property to lose it because you havn't had an offer on yours is silly, you may still be able to purchase, but if you don't make an offer you have no chance.

Firstly there's nothing wrong with falling in love with a house, that's exactly what happened with the house we live in now and we are heartbroken at having to sell.
Secondly I really think you need to get the ball rolling with your own sale before you offer on someone else's property.
Thirdly I totally agree, if it's meant to be it will be.

Quite by chance the estate agent phoned with a viewing appointment before I'd had a chance to discuss prices = oh well, we'll see!!0 -

Er, because the first part of the line relates to the second part?!!! Clearly the finer points of English are lost on you.
"If you're prepared to fall in love with....then be prepared to have your heartbroken."
And a house is just a house. But then I'm a sensible chap.
And no I've never fallen in love with a car or any other inanimate object, before you ask.
My point is, and yes I could have phrased it in more flowery language, is that the Estate Agent will doubtless take advantage of your "love" for a property, if you're not careful, so buyer beware.
Last time I checked there were 600K properties on Rightmove, so plenty more fish in the see, plenty more pebbles on the beach, plenty more old trouts in the online dating chat room blah blah and anyother "love" euphemism I can think of.0 -

We were in a very similar situation to you about a fortnight ago.
Good luck with the viewing. Everyone says late July/August is dead for property sales but it's not necessarily true. We put our house on the market on 25th of July and within 30 mins had a viewing which the next day resulted in our first offer (which fell through as she lied about having sold her house! :mad: ). But we quickly got about 5 more viewings and within seven days were in a position of picking which of 3 offers we wanted to accept :eek: (we went with the FTB).
It's odd really as there are two very similar houses that have been up for sale in our road for a month or so longer, neither of which seem to have attracted much interest. Ours certainly isn't the best presented of the bunch, nor was it the cheapest. I think having a really good estate agent helps enormously.
Piece of advice, severely declutter! I think this was a big help too. Basically ship what you can live without or anything looks a bit tatty into storage. Some estate agents will tell you not to change a thing, one even said "keep all your stuff, as you've got to live here for a few months while this is going on, may as well be comfortable".
Poppycock I say, decide that you are going to sell the house and consider it early packing, it makes it so much easier for viewers to see your house rather than your furniture.
We too got smitten with a house and nearly placed on offer before we'd sold. You are quite within your rights to place an offer in your circumstances, just make sure the seller knows where you are at. In practice of course your offer is unlikely to be hugely tempting unless theirs has been up for sale for ages with limited interest.
Also with the house your smitten with, spend a bit of time picking holes in it. What don't you like about it? (I expect there are a couple of niggles). We did this and it helped us become a little more objective. We actually fell out of love with it as it was a little beyond our budget and not in a great location. We'd kind of pushed these fairly major shortcomings aside having been woo'd by the design and condition of the place.Temrael
