Anyone want a penthouse flat in Chelmsford?

    You do realise for autctions, the guide price is normally a quite lower than what they will accept don't you? It's lower to get people through the doors and view it. Hoping that someone will really want it and then when the bidding starts it will jump up.

    Although I doubt it's going to double in value, but I wouldn't expect it to go for £250k either.

    Well I went to an auction not too long ago where plenty of the houses met neither their guide price nor their reserve. We sometimes put compulsory purchased properties up for auction and the auction house will put some sort of value on them. We have to get rid of them and WILL sell for whatever the highest bidder pays, even if it's HALF the guide price.

    Sarah,which estate agent has gone bust in Chelmsford?

    Are those the flats built on the site of the old bus station near the railway station? £500k for the penthouse!!!!

    Not to mention the fact that these are literally next to the train line - I commute from further out and when the train stops at Chelmsford station I can nose in the windows. :)

    They do state that in the ad. It says.. provides the latest in contemporary urban living...which means poky flats built on an old piece of scrubland between the railway lines and a motorway. However, they will have great transport links :D

    Yep (not sure why Rightmove shows it as 0.5 miles from the station - it's more like 50 yards). In fact it's still a central bus point. The building attached to The Tower is a crescent shape, and in front of it you have a pull in for buses which are constantly coming and going all day.

    On the plus side there's an arcade of shops at the bottom of the building so you've got a Tesco Metro at the bottom of your stairwell. :rolleyes:

    To be fair my brother got to nose around the flats along with the other agents, and also those Riverside ones built over Loch Fyne and the Italian place. He said they are absolutely beautiful so it's not like you can compare them to a flat in the heart of the Melbourne estate. Still...

    People get sucked in to the lifestyle that they advertise. They think that they are going to live like they do on TV shows like Friends, being all cool in their trendy flats, having lots of evening 'soir!e's' with their many friends, just like Jamie Oliver used to in Naked Chef. The reality is, this is Chelmsford! And evenings will be filled with trips to Tesco for more loo roll, cleaning up cat sick from the kitchen floor and watching repeats on UK gold (if you have enough money left over for a TV, let alone cable TV!)

    Its so true,every town in the south east has blocks of new build flats,a lot of them are in negative equity,and what do you get? a shoebox on a long lease with no character.i prefer houses myself,not expensive ones though,small and managable.

    That's exactly why they try and sell you 'the lifestyle' in their glossy brochures. Very few people would choose a flat over a house if they had the choice. I'm sure that in the utopian fantasy of the designers, the residents of these flats all borrow cups of sugar off each other and have weekly outings to skip through the heather. In most cases, the neighbours just annoy the hell out of each other with litter and noise. There are some lovely victorian houses 100+ years old, still in great condition. Can you just try and imagine for a moment what some of these new developments will look like in 10 years, let alone 100!!?

    Sounds cheap to me thought it was on for £450k or have i got this thread all wrong?
