Yes I noticed that you'd paid particular attention to detail on that one. Most helpful.

  • Hi..i phoned planning department today and they said to send some fotos in,,however when i got home today i have documents from my solicitor with all the builders dos and donts,,and in some of the stipulations,,it says the builder reserves the right at anytime to alter, substitute materials at their own choice (worded far more professionally than that of course) so i dont know if the doors is something i just have to put up with?

Not if it's a listed building. They can't just decide what fits and what doesn't. It's worth a try to get the Conservation Officer to push for something more attractive/in keeping.

    OR trading standards (from Shelter):
"When you buy a new home 'off plan' (see above), you often have to rely on the developer's brochure, which should include floorplans and an artist's impression of what the home will look like. If you don't think the home reflects what you saw in the brochure, you may be able to complain to the Trading Standards Office under the Property Misdescriptions Act."

I genuinely don't believe that these disclaimers that EAs and developers put in their brochures are worth the paper they are written on. If the place is different to the way it was described, then it has been misdescribed! Call Trading Standards and ask them what they think. It's all up to them to take the developer to task over it so you may as well ask them if they think it's worth persuing. It doesn't cost you anything.
