Which fence do we own?

We've managed to buy a house and not know what fence we own. Is there a rule - left or right :confused:

    Unless it states otherwise on your deeds its usually on the lefthand as you face the house....

    You need to check your deeds, not every property is the same.

    Good advice. You do need to check your deeds, you solicitor shoud, be able to tell you which boundaries are your responsibilty. All the best.

  • Yes, traditionally you can look in the deeds. It may however be easier to look in the Home Information Pack - assuming the person you bought the house from used a quality HIP provider (and that you have a HIP!) the optional but zero cost to the HIP provider 'Home Use Form' will contain the information you need as it breaks down each boundary and tells you who owns each one.

    We've been putting these forms in our packs for a while which goes down nicely with sellers as they then don't need to be asked to do it down the line by the solicitor and the buyers solicitor has the information as soon as he/she needs it.

    90% + of HIP providers don't include them I think which would be a shame if I wasn't in competition with them :rotfl:.

    Anybody used/looked at these forms yet by the way?

    What a complete & utter waste of time & money HIPS is. You can impose HIPS on me and I will comply but PLEASE don't expect me to support it or be happy with it or with the people who deal with it. I'll be as awkward as I can with any dealings I have where HIPS are involved.

    It doesn't have the public support and I object to paying for something so badly considered.

    I'll be required to provide my rental properties with HIPS later in the year.........I intend to make the inspectors job as difficult as I can......I'm working on my action plan NOW.

    You will not in fact be required to provide HIPs for your rental properties, only the EPC which will last 10 years.

    You say you plan to make the lives of people like me as difficult as possible, well I'm sorry to inform you that your competition will most likely be embracing EPCs and if you're not careful you could be left behind to your detriment. I am actively working with my local landlords to help them understand their EPC duties and further to that promote EPCs in a way beneficial to landlords. Most dealings I have had have been positive.

    I finished my planning my actions regarding the rental market some time ago and am IMPLEMENTING it now.

  • On a related matter, the house we're bidding on has a garage that overlaps the fence... the fence connects with the back of the garage 3/4 of the way along so some of the garage is kind of outside the fence...
    The fence then continues on the other side of the garage (the side furthest away from the house.)

    Sorry if that sounds confusing! Basically it looks like a small bit of the garage isn't within the boundaries.
    There is no houses next to it, just unused land.

    We downloaded title deeds from the land registry but the garage isn't on there! The house was built 10 years ago ad as far as I know the garage was built at the same time.

    How do we find out where exactly the boundary is?

    Can you expain why I should 'embrace' EPC's for my leasehold flats when I can do very little to affect/improve their energy performance ? e.g

    1. I can't add loft insulation.....I don't own the loft.
    2. I can't fit cavity wall insulation....I don't own the walls.
    3. I can't fit a more efficient boiler.....its electric heating.
    4. I already have double glazing and draught proofing.
    5. The hot water tank has more than enough insulation already.
    6. The heating & hot water are thermostaticaly controlled and timed.
    etc etc

    What makes you think you will be doing landlords a favour ?

    A solicitor should be able to advise you of where the boundary is.
