Savills Auction live this morning

I viewed lot 43 last week. It was titchy and has shortening lease, but I'm interested to see what it goes for.

    Yup. Guide £155,000 Unsold at £162,000. I didn't think it was worth any more than the guide, hence we didn't bother. The lease was calculating at anywhere between £15-25,000 for me! And you never know what price the freeholder is going to come up with :confused:

    Interested to see lot 95 was on the market Aug-dec at £295,000 in a very popular suburb of Norwich. Net house prices shows that one 2 doors away sold for 235 in July '03 and of the 7 sales since nothing has sold for less apart from a semi, the others all detached.
    Treat everyday as your last one on earth! and one day you will be right.

    Does the freeholder determine the lease extension cost? I thought that was decided by a LVT?

    had a look at lot 2 and 72 be interested to see what they went for as guides would have been good buy for owner occupier. Is it me or are auctions great at the minute for these sorts of buyers that don't mind getting their hands a little dirty.

    The Freeholder quotes. If it's totally unreasonable in the eyes of the leaseholder then they can take it to the LVT but it costs money! So you
    a)barter best you can if you're lucky
    b) lump it
    c) go to the LVT and risk losing anyway

    The yield rate has been set for Greater London at least so that's not negotiable, but the value of the property before and after the lease extension, in the case of sub 80 year leases, is totally subjective.

    Was only able to flit in and out of the auction, but there seemed to be a fair fewthat didn't sell. thanks ds1980 for info on lot 95, knowing the area I would think someone would be very happy with getting that for 230k.
