Has my son any rights on this?????

Son moved in his new house 4 days ago. On first day didn't put heating on as all doors open due to moving furniture. On 2nd day he put it on and noticed one radiator not working. 3rd day noticed water all over kitchen floor. he got a heating engineer in who told him the gas boiler needs replacing. There is no prssure outlet pipe, no safety valve and the water that should be escaping through this ( because the pressure is building up) is leaking out of the boiler under the kitchen floor. Its going to cost £1200+. The engineer is not fobbing him off, he is a relative. Son did not think that 4 days into owning a new house, he would be faced with this bill. Does he haveany rights here? Engineer says this boiler has been installed illegaly - he thinks it has been moved from elasewhere in the house.

  • I agree with Running Horse. It should have been picked up by the surveyor. Otherwise, I'm afraid due to delightful English law - caveat emptor (buyer beware).

    To answer my own question, the surveyor probably said something vague and back-covering about getting a gas professional in to check the system out.

    We had a similar problem with radiator valves and the boiler cutting out. We solved it by signing up to British Gas, buying some new valves, which luckily the fitter was willing to do on his inspection visit. A few days later we phoned up about the system cutting out and got a new free control panel.

    We have had no problems since then, and British Gas have gained a happy customer.

    You are aware that what you have just described is insurance fraud... a very serious criminal offence.

    And you openly admitting to it?
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.

    Its Mr Jetset-Sports-Car-Carbon-Footprint spouting balls again. Tell you what Mr Radical-Posture, why don't you grass me up to the coppers? I can take it.

    When the engineer came I told him all the problems, he fixed the valves, serviced the boiler and passed it fit. Several days later it was not working, so I called the engineer back. So no vewwy sewwious cwiminal offence. Numpty.

    we are supposed to be polite here guys. To answer the question about the survey. It was done by mortgage providor, and they were just concerned with the bricks and mortor. It amazes me how Estate agents can get away with almost everything. They described the house as having "The benefit of gas central heating", but they dont bother to check whether the heating is actuaally workingor not. I'm not suggesting they physically check these things, but they should get the vendor to sign something to this effect. Even these ****** HIPS packs dont cover this. Useless things.

  • It's not the EAs don't bother to check whether heating systems work - they aren't heating engineers. As I said earlier - buyer beware, unfortunately.
