I think I'd get another estate agent around and get another valuation.
As the prevoius poster says houses around your area seem to be around the £200k range and the market is depressed.
As someone else said you cant get away from the fact that £375K is an awful lot of money for a 3 bed end terrace with a loft conversion.That gum you like is coming back in style.0 -
After the Summer of 2007 I would venture to suggest that swimming pools devalue the property.0

Looks like a nice house, but the pool would definately put me off. I have two small children, so it would have be filled in/fenced off, which would seem like a waste to me, and cost a fair bit of money.0

if you look all around you. you will notice that we are just about to enter a period that anyone under the age of 35 has never seen before. look at america houses are going for 1 dollar (i kid you not) and all this trouble is now global and they have cut intrest rates massivlly over there and its not solved a thing and wont here.the money markets are in turmoil and if you google monoline you will find out a bit more......plus £400.000 for a end terrace house no matter how nice is going to take one hell of a drop for it to shift as prices have and are now falling fast in the market. if you really want to sell get ahead of the others selling and price it at a price that the market now says its worth and you might have a chance of selling.. if not dont sell it and sit back and watch the whole show from the comfort of your nice house because i think you will be shocked at whats coming..It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
I grew up in a nearby village to Bower Hinton, and my parents still live there. I regularly visit from London, and stay in the Hollies (hotel in the village), so know the village fairly well. I have kept an eye on prices in the area and know houses have gone up dramatically, yet still surprised to see how much yours is up for (although it is lovely). You can buy a lot of 'house' for the money that yours is up for, and I agree that I would be looking for detached at the very least for the money.
Incidentally, I would love the pool, however I know someone who bought a house with a pool, then filled it in a year later due to the maintenance costs....0 -

Normally when you don't get viewings it's overpriced try reducing your sale price it should work wonders!0

I don't know the area so I won't comment on if it is overpriced or not (oh OK I will, 99% of property is, yours included), but even at a realistic price it strikes me that the type of buyer interested in that amount of garden would be a family and the house seems far to small for a families requirements."The way to get started is to quit talking and begin doing." - Walt Disney0 -
