Gone quiet on viewings. Why?

Is it the credit crunch? Are we over priced? Is the Estate agent not performing?
Since we have had our house on the market we have had a few interested parties, but they have come and gone. Now we have only had a couple of viewings recently. But obviously not serious contenders. Nothing is really happening.
Honest opinions on our property from the details please.

Its not a great time to sell at the moment, witness all the "Crash" media stories etc, and people are waiting to see rate movements after the Fed cuts.
Have you had any feedback from viewings so far, what do EA say?.
Expect someone who knows the area better than me can advise on price, but I would love a 4 bed with swimming pool for under 400k! (in my dreams in London!).0 -
It is a lovely house, but (and I am guessing) you are dependent on a "London"/ relocating buyer, as I can't imaging local wages could support 375k, unless the buyer already has 150,000-200,000 or so in equity that they are transferring.
Do you need to sell/ move? Or just trying to cash out? If the former, well, you have little choice except to start dropping until someone bites, if the latter, maybe you can hold on for the 'London" buyer0 -

Nice place. Maybe it's too expensive for the area. I have no way of knowing. Have you checked Land Registry for sold prices of similar houses in your area? £375k sounds like a lot of money in Somerset compared to what people earn!0

We have been looking extensively in Somerset, amongst other areas, for around 6 months. Whilst on the other side of the county, Exmoor has the largest gap between average salary and average house prices in the UK. The rest of Somerset as a whole is better, but still towards the top of the list, so Generali's comments are very pertinent.
From experience the area where the house is located is, in general, cheaper than the other side of the M5.
We've been looking at houses a little more expensive than that one so can't give a direct comparison, but it does look overpriced.
It's a lovely house, but you can't escape the fact that it is an end of terrace. Whilst someone may be prepared to spend that sort of money in Bath, say, almost £400000 for an end terrace in the rest of Somerset is an awful lot of money.
Personally there is no way that I would spend that sort of amount on a house that wasn't detached. This might be silly, but I suspect that a lot of people would feel the same.
The fact that you have had little or no viewings speaks for itself. The house is too expensive. There are very few serious buyers around at the moment and something has to give if you want a sale.0 -
Good morning Trixs, It is a lovely 3 bedroomed house whare you have gone into the loft to make a 4th bedroom. I have now seen a few like this. Without knowing much about your house - if I was a viewer - I would be asking.....is there a fire door to that 2nd floor. Is there space for 2 wardrobes as it is a double room with a sloping roof? I also think folk will be looking for an en suite up there. I would also consider that now the loft is a room whare do I store things like suitcases and all the Christmas decorations?
My advice for the selling is a time age one on here! Play the waiting game for months or keep reducing a bit at a time untill you get an offer. £375 is not the price for a average family- sooo... I would think your market is for the family that has a house to sell and is in well payed jobs/inherited the money.

How much?!?!? Before I opened the thread, i tried to guess the answer and went for the obvious overpriced and I can't say I was wrong.0
