    Woo hoo! It all sounds so positive, what a difference to last week.

    The guy with the house via CAP sounds like a truly wonderful person, and it just goes to prove that there are still some decent people out there :j

    Right...................been to see the house in HH. Its a 1970's 4 bed detached on a corner plot with a garage at the rear, it has a front garden and a largish rear garden (which needs a bit of TLC but thats not a problem) with a patio area and side garden area, to the other side is an outhouse adjoining the main house (useful for storage), it has UPVC double glazing and a lovely front door. Inside is immaculate and has new carpets throughout, there is a cloakroom, understairs storage, study, nice kitchen to the side, and a full width lounge/dining room with a window and patio doors. Up the wrap around stairs are 4 bedrooms, an airing cupboard and a nice white bathroom with a decent shower! The property has gas c/h.

    The LL will rent to me as a Charitable Trust and the rent is less than the going rate, it would seem that he will also pay the Council Tax and part of the water rates.

    I will get no HB but that is ok (the less dealings I have with DBC the better:rolleyes: ).

    It is a nice part of HH close to the town and very close to the Leisure Centre and swimming pool (along the same road), it is also spitting distance to the best school in HH which also specialises in Performing Arts (DD is good at this).

    The house in St A is a mid terrace with a garage small front and rear gardens. Inside it is tired and needs redecorating to freshen it up. It has a serviceable but old kitchen with old appliances, a full width lounge/diner, 3 bedrooms and large grey bathroom. It also has UPVC d/g. It has threadbare carpets in the hall, stairs and landing, an ok carpet in the lounge bed 1 and NO carpets in the other 2 bedrooms.

    It is situated in a good area and is in the catchment for the best state secondary school in St A.

    I would have to pay the full rate rent (£1000) and I would get help with HB but would still have to pay just under £300 per month plus the Council Tax of approx £105 pm plus water rates.

    Taking I-T back to the one in HH tomorrow morning - he doesn't even know about any of this yet!!!!

    The HH house sounds ideal mot, everything about your thread today is full of positive energy and optimism:j .
    Hope that you and the twins are soon settled into your new home and can start to feel secure again.

    Also the house in HH will on a 6month tenancy to see how we go but will be renewed and there is no plan to sell the property for a long while (if ever:confused: ).

    The house in St A is for 12 months but then he may sell or may rent out again to me.
