Yeah I kind of new I wasn't going to call them. It was just a way to get them off the phone.
The house I saw earlier today was just as nice and 1K cheaper so I'm going to put an offer to that one too and see what happens. Whatever happens I now have a backup should I need one.0 -
I rang the estate agents today (Tues 29th Jan) and offered them 135K they spoke to the vendor and promptly rang me back with a 140K proposal which included the white goods and carpet (carpet
).
I bought in December and I know how daunting this can be. It can be really diffcult to negotiate. But...
Second hand white goods no matter how new are worth very little indeed and its often less hassle to sell them with the house than move them.
We paid £175 for a nearly new fridge, freezer, very old cooker and reasonable washer. Good carpet with decent underlay is probably about £20/m2 fitted max. You are looking at about £1,000-1,200 worth of stuff.
Its not unreasonable to think that the carpets would be included anyway so they are trying to sell you something you were already offering for! Were they really intending removing the carpets from the house when they left?
Sounds to me like you are winning this negotiation - you know your limit and you are sticking to it. They are desperately looking for ways of upping your offer. Dont fall for it!
Sit on your last offer, wait for the EA to call you again, tell them it was your final offer and after x day your are withdrawing that offer.
If they value their white goods so highly I would be tempted to call their bluff and say that you have your own from your rental property and dont want them, but you expect the carpets to be left there as they were on the details.
It they dont buckle you will find another vendor who is willing to negotiate in this market.0 -

ive been saying to myself to never go higher than my first offer and to not be taken in by the EA talking the house up.
please dont go above 137k! you can do it!

So you went in with 135 they came back with 140 and now your saying 137 and they aint budging.
Id put on my Tony Montana voice and say

It is important to keep talking to the agents. Be civil with them, and just remind them of your current offer, whatever that may be. If they point out that the vendor is not coming down, just say it looks like there's not going to be a deal.
Remember, it's best for the agent if they can get the buyer to offer more. It's second best if they can get the vendor to accept less. And the worst thing for the agent is for the deal not to happen.
So if it looks like #1 is not happening and there are no other buyers, they'll work to make #2 happen.0 -

Another property same kind of spec as the other (time on market, size, style, location etc) on the market for £144K I offered 134K and the vender refused and came back with a 142K figure!!! (Huh? Down just 2K from asking price??!!)
What do you think I my next offer should be?
