    I am confident that I know what I need to know. I like research. My tenant is extremely happy and, when GCH is fitted next month (to replace night storage heaters), I will let BG look after the GCH and will provide a GSC. I will also be offering my tenant a two years AST with no increase in rent guaranteed. This in addition to the rent discount for December in recognition of prompt payments.

    Other than that, I will not be responding to anymore of your posts.

    The post doesn't refer to hearsay!

    I'll explain it in simple terms.

    I don't like dealing with workmen while I'm alone in the house.

    The day the guy came in Dec, my Dad was here.

    I was upstairs on the PC, Dad was downstairs.

    Bloke did what he had to do with the boiler (which is on the landing and I can hear whatever is going on, on the landing from my bedroom)

    I heard the front door go then, so I asked my Dad where the guy had gone. Dad said he had finished. The guy did NOT go into the room where the gas fire is at all, nor did he go into the kitchen.....how is that hearsay if I can hear someone working outside my door, then the noise stops and the guy leaves the house??

    Again, my Dad knows the guy, he's known him since I moved in this house almost 10 years ago as the have mutual friends.

    And Yes, my Dad would go to a tribunal and swear that the checks were not done.

    And don't bloody patronise me by saying 'Daddy says...' I'm not a child and I'm not stupid, I just want what is LEGALLY right and safe for me and my children!

    If I can't get through on the phone, there is no point in texting her.

    Last time I tried to ring and text, she rang me a week later saying there was a backlog with calls and texts (don't know what network she is on?!) and she had only just received my answer phone messages from the week before.

    Always put it in writing. Even if you have to phone them first to get something done urgently, always immediately back this up in writing, get proof of posting and keep a copy of the letter. If they put the phone down on you, then mention that in your letter.
    RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

    Where do I send the letter to?? I don't have an address as I'm meant to deal with the agents.

    Because they are incompetent, rude, unprofessional and that's the whole reason why I'm posting on here flipping my lid.........but you think it is ME with the problem?!

    I got insulted, shouted at and the phone put down on me because when I advised them that the gas check was due, they TOLD (not asked) me to ring the corgi guy to do it. When I explained I didn't have a number for him, they started to reel it off to me......

    I explained it wasn't upto me to arrange a gas check, so they started shouting at me. When they carried on and I said that is what you are paid to do by the LL, they put the phone down on me.

    You think what you like about me, of course, me, the tenant will be in the wrong :rolleyes:

    Already have a draft copy of a letter for them which I'll send tomorrow.

    I did mention them putting the phone down on me in another letter (this was yet another occasion!) and their response to it was??

    Mr X has never spoke to you on the telephone before? :confused: (I've been a tenant for almost 10 years and it's only a husband and wife team who run it, I've spoken to them both on the phone in the past countless times!)

    Next time you phone them, the first thing you should ask the person for is their name. Make a note of this and the date and time that you phoned them. Then you can put all these details in your confirmation letter.

    "All landlords have to give their tenants their name and a UK contact address. If the property is managed by a letting or property agent, they must also provide you with the landlord's full name and address. Any requests should be made in writing, you should also keep a copy of the letter and send it by recorded delivery, if you want proof of postage. If you don't get a reply in writing within 21 days of them receiving your letter, the landlord is committing a criminal offence.
    Your next step could be to report your landlord to your local council's tenancy relations officer (TRO). TROs can get involved in disputes between landlord and tenants and can even prosecute the person who does not provide this information."
